WITNESSETH, that the party of the first part, in consideration of TEN ($10.00) Dollars and
other valuable consideration paid by the party of the second part, does hereby grant and release
a FIFTY PERCENT (50%) INTEREST unto each party of the second part, the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Village of Mattituck, County of Suffolk, and State of New
York, with a legal description as follows:
SEE LEGAL DESCRIPTION ATTACHED HERETO AND MADE A PART HEREOF.
Being the same premises conveyed to Marguerite B. Russell, by deed from Marguerite B.
Russell, Executrix of the Estate of Elizabeth Baumann, of even date and intended to be

recorded in the Suffolk County Clerk's Office in succession.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AN D the party of the first part covenants as follows:
FIRST, That the parties of the second part shall quietly enjoy the said premises;
SECOND, That said party of the first part will forever WARRANT the title to said premises;
THIRD, That, in compliance with Sec. 13 of the Lien Law, the grantor will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and

On the North by lands heretofore deeded to Valentine Neuberger, on
the East by the road leading from Mattituck to Oregon, on the South
and ~outhwesterly by road crossing Long Creek, and on the West and
Northwesterly by Long Creek.
Together with all the right, title and interest of the party
of the first part in and to the highway adjoining said premises, to
the center line thereof, subject to the right of the public to use
same as a highway.
Being the same premises conveyed August 18, 1915 by Gustave
Bayer to Luise Bayer and recorded in the Suffolk County Clerk's
office in Liber 910 of Deeds at page 472, and by her re-conveyed to
Gustave Bayer, her husband, July 5th, 1917, and recorded in Liber'
952 of deeds page 407.
