of Suffolk and State at New York, known and deslgnated as Lots numbered 13 and 14 and the northwesterly 25 feet
at the Lots numbered 39 and 40 on a certain map entitled, 'Subdivislon Map of Property owned by Gustav Bayer,
situate at Matt/tuck, Suffolk County, New York" made by Otto W. Van Tuyl, Greenport, New York, February 19, 1927,
which said map was flleC:l in the Office of the Clerk of the County at Suffolk, New York, March 25, 1927 under Ale No.
192, said lots and part of lots when laken together being more particularly bounded and described as follows:
BEGINNING at a polnt on the comer fonned by the northerly side of Grand Avenue (Conklin Avenue) and the
easterly side of Wickham Avenue;
RUNNING THENCE North 34 degrees 04 minutes 30 seconds East, 100.00 feet;
THENCE South SS degrees 55 minutes 30 seconds East, 225. feet;
THENCE South 34 degrees 04 minutes 30 seconds West, 100.00 feet to the northerly side of Grand Avenue (Conklin
Avenue);
THENCE North 55 degrees 55 minutes 30 seconds West along the northerly side of Grand Avenue (Conklin Avenue),
225.00 feet to the comer, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated 8/23/89,
recorded 9/28189 In Uber 10939 page 264 in the Suffolk County Oerk's Office.
TOGETHER with all right, ti~e and interest, if any, of the party of the first part in and to any streets and roads abutting
the above descrtbed premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in a~d to said premises: TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or SUCCessors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law. covenants that the party of the first part
will receive the consideration fer this conveyance and will hold the right to receive s:Jch consideration as a trust flood
to be applied first for the purpose of paying the cost Of the improvement end will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purposa. The word "party"
shall be construed as if it read "parties. when ever the sense of this indenture so requires.
