the second part, the heirs or successors and assigns of the party of the second part forever,

County of Suffolk and State of New York, known and designated as Lot No.4 on a certain map entitled,"Map
of Minor Subdivision for Catherine Sidor", filed in the Office of the Clerk of the County of Suffolk on October
24, 2001 as Map No. 10701, said lot being bounded and described as follows:
BEGINNING at a point on the northwesterly side of Middle Road (CR. #48) at the southwesterly corner of the
premises herein described and the southeasterly corner of land now or formerly of the County of Suffolk;
RUNNING THENCE along said land now or formerly of the County of Suffolk the following two (2) courses and
distances:
1. North 51 degrees 16 minutes 57 seconds West 427.45 feet; and
2. South 64 degrees 17 minutes 07 seconds West 565.10 feet to the easterly side of Mary's Road;
THENCE North 27 degrees 17 minutes 46 seconds West along the easterly side of Mary's Road, 790.67 feet to
land now or formerly of John J. Sidor, Jr. and Catherine Sidor;
THENCE North 61 degrees 00 minutes 53 seconds East along said land, 134.00 feet;
THENCE North 60 degrees 16 minutes 11 seconds East 381.18 feet;
THENCE North 52 degrees 54 minutes 59 seconds East,137.00 feet to land now or formerly of Mario &
Florence Belletti;
THENCE North 58 degrees 42 minutes 09 seconds East along said land, 200.74 feet;
THENCE North 18 degrees 45 minutes 21 seconds West still along said last mentioned land, 105.14 feet to
land now or formerly of Sidor;
THENCE South 30 degrees 38 minutes 46 seconds East along said land now or formerly of Sidor, 1270.83 feet
to the northwesterly side of Middle Road (CR. 48);
THENCE South 38 degrees 43 minutes 03 seconds West along said northwesterly side of Middle Road
(CR.48), 220.28 feet to the point or place of BEGINNING. \ 0; I "34'(
BEING AND INTENDED TO BE part of the same premises conveyed to the party of the first part by deed dated
9/19/01, recorded 10/12/01 in Liber 12146 page 791.
Subject to the covenant and restriction that no buildings shall be constructed or maintained on the premises
within 250 feet of the residential lots along Wickham Avenue, and that no greenhouses will be constructed on
the Premises. This covenant and restriction shall run with the land and may be modified only by the written
acknowledgment of the party of the first, its successor and assigns.
TOGETHER with all right, title and interest, if any, of the party of the first part in, and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
