County of Suffolk and State of New York, shown as Lot 2 on Map Prepared For The Proposed Sale of
Development Rights With Set Off And Boundary Line Alteration, prepared by John C. Ehlers Land Surveyor,
last dated 3/7/2001; which lot is more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Wickham Avenue (formerly Old Middle Road) located North 61
degrees 00 minutes 53 seconds East a distance of 200.03 feet easterly from the corner formed by the
intersection of the easterly side of Mary's Road and the southerly side of Wickham Avenue;
RUNNING THENCE from said point or place of beginning easterly along the southerly side of Wickham Avenue
the following two courses and distances: (1) North 61 degrees 00 minute 53 seconds East 93.86 feet; (2)
North 59 degrees 18 minutes 09 seconds East 108.26 feet to a point;
RUNNING THENCE southeasterly along the easterly side of other land of the parties of the first part the
following two (2) courses and distances:
(1) South 33 degrees 00 minutes OS seconds East 199.89 feet to a point;
(2) RUNNING THENCE South 60 degrees 16 minutes 11 seconds West 221.96 feet to a point and
other land of John & Catherine Sidor;
RUNNING THENCE along said land North 27 degrees 17 minutes 46 seconds West 199.14 feet to the point or
place of BEGINNING.
BEING AND INTENDED TO BE part of the same premises conveyed to the party of the first party by deed
dated 3/11/96, recorded 3/21/96 in Liber 11766 page 90S in the Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires,
