THIS INDENTURE, made the A.J7 day of November, 2001
BETWEEN
JOHN SIDOR, residing at 3980 Wickham Avenue, Mallituck, New York 11952, party of the first part,
and
MATTITUCK VINEYARDS LLC, a Connecticut limited liability company with offices at c/o
Tom S. Ward, Jr., Esq., Albert, Ward & Johnson, P.C., 125 Mason Street, P.O. Box 1668,
Greenwich, Connecticut 06830, party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN and 00/100--------------------------------_______

valuable consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, situate, lying and being at Mattituck, in the Town of Southold,
County of Suffolk and State of New York, known and designated as part of Lot No.3 on a certain map
entitled, "Map of Minor Subdivision for John Sidor", filed in the Office of the Clerk of the County of Suffolk on
October 15, 2001, as Map no. 10696, said lot being bounded and described as follows:
BEGINNING at a monument on the northwesterly side of Middle Road (CR. 48) at the southeasterly corner of
the premises herein described and the southwesterly corner of land now or formerly of Anthony and Edith
Krupski;
RUNNING THENCE southwesterly along said northwesterly side of Middle Road (CR. 48) along an arc of a
curve bearing to the left having a radius of 3,879.72 feet, a distance of 128.41 feet;
THENCE North 31 degrees 24 minutes 32 seconds West 396.31 feet;
THENCE South 38 degrees 43 minutes 03 seconds West, 606.36 feet to land now or formerly of Sidor;
THENCE along said lands North 30 degrees 38 minutes 46 seconds West along said land, 893.09 feet to land
now or formerly of Mario and Florence Belletti;
THENCE along said lands North 55 degrees 47 minutes 11 seconds West, 136.41 feet to the southeasterly side
of Wickham Avenue;
THENCE along southeasterly side of Wickham Avenue North 49 degrees 10 minutes 53 seconds East, 51.76
feet;
THENCE South 55 degrees 47 minutes 11 seconds East, 134.19 feet;
THENCE South 30 degrees 38 minutes 46 seconds East, 144.24 feet;
THENCE North 49 degrees 10 minutes 53 seconds East, 517.89 feet;
THENCE North 31 degrees 07 minutes 22 seconds West, 413.84 feet to the southeasterly side of Wickham
Avenue;
THENCE along the southeasterly side of Wickham Avenue the following two (2) courses and distances:
1. Northeasterly along an arc of a curve bearing to the left having a radius of 664.64 feet, a distance of 6.42
feet;
2. North 11 degrees 16 minutes 28 seconds East, 67.71 feet to a monument and land now or formerly of
Martin H. Sidor;
THENCE along said lands now or formerly of Martin H. Sidor, the following two courses and distances:
1. South 31 degrees 07 minutes 22 seconds East, 165.00 feet;
2. North 58 degrees 52 minutes 38 seconds East, 80.00 to land now or formerly of Anthony and Edith Krupski
first above mentioned;
THENCE along said land the following three (3) courses and distances:
1. South 31 degrees 07 minutes 22 seconds East, 64.78 feet; ~\ -1 '1Z--

Together with a 16.5' right of way over lands of Mario and Florence Belletti to Wickham Avenue;
BEING AND INTENDED TO BE part of the same premises conveyed to the party of the first part by deed dated
9/19/01, recorded 10/12/01 in Liber 12146 page 792.
Subject to the covenant and restriction that no buildings shall be constructed or maintained on the premises
within 250 feet of the residential lots along Wickham Avenue, and that no greenhouses will be constructed on
the Premises. This covenant and restriction shall run with the land and may be modified only by the written
acknowledgment of the party of the first, its successor and assigns.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
IN WITNESS WHEREOF. the party of the first part has duly executed this deed the day and year first above
written.
