WITNESSETH, that the party of the first part, in consideration of TEN dollars and other good and valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and essigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying end being in New Suffolk, Town of Southold, county of Suffolk and Stete of New York, being more
particularly bounded and described as follows:
BEGINNING at a point on the northerly side of Jackson Street and the intersection of the boundary line
between the westerly line of property now or formerly of Rudeck and the easterly Une of the premises to be
conveyed, and running thence along tha northerly line of Jackson Street N. 71004' 00' W. 250.0 feet to a point
on the northerly line of Jackson Street and the Intersection of the boundary line between the westerly line of
property now or fonnerly of Kimogenor Paint Corporation and the" westerly line of the premises to be
conveyed; running thence along the boundary line between property now or fonnerly of Kimogenor Paint
Corporation and the premises to be conveyed N. 12015' 40' E. 203.02 feet to a point on the southerly line of
New Suffolk Avenue; nunning thence in a southeasterly direction along the southerly line of Naw Suffolk
Avenue S. 770 59' 00' E. 250.00 feet to a point on the southerly line of New Suffolk Avenue and the
intersection of the boundary line between the weSlerty line of property now or fonnerly of Tyrell and the
easterly line of the premises to e conveyed; nunning thence In a southwesterly direction along the boundary
line between property now or fonnerly of Tyrell and property now or fonneri}' of Rudeck and the premisas to be
conveyed S. 120 40' 00" W. 233.15 feet to the point or place of beginning.
Said premises known as 295 Jackson Street, Naw Suffolk, NY 11956
Being and Intended to be the same premises as conveyed to the party of the first part by deed, dated
8/15/1969, recorded 91911969 in liber 6619 in page 373 in the Suffolk County Clerk's Office.
The grantor, Helen Hearn Jones herein reserves a life estate for herself for her exclusive life use and
occupancy.
TOGETHER with all righltltle and interest, if any, of the party of the first part in and to any streets and reeds
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to seid premises; TO HAVE AND TO HOLD the
prsmises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered In any way whatever, except as aforesaid.
