WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate,lying

bounded and described as follows:

ANGELA MONSELL, the party of the first part, hereby retains a life
estate.

BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated May 6, 1953 and filed in the Office of
the Clerk of the County of Suffolk on May 12, 1953, under Liber 3513
of deeds at page 239.
Parcel # 2
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated November 19, 1954 and filed in the Office
of the Clerk of the County of Suffolk on November 23, 1954, under
Liber 3796 of deeds at page 353.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party ofthe first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be, construed as if it read "parties" whenever the sense of this indenture so requires,

Parcell
All that tract or parcel ofland situate, lying and being at Mattituck, Town of
Southold, Suffolk County, New York, bounded and described as follows:
Beginning at a point on the boundary line between land now or formerly of
Preston, Monsell and Muir and land of A. 1. Borrmann, said point being
North 6 degrees 52 minutes 20 seconds West 13.74 feet along said boundary
line from its intersection with that course of the northwesterly line of Grand
Avenue which runs North 43 degrees I minute 10 seconds East; from said
point of beginning running South 71 degrees 47 minutes 00 seconds West
198.27 feet; thence South 18 degrees 13 minutes 00 seconds East 100.0 feet
to land of Brown; thence along said land of Brown and others, South 57
degrees 54 minutes 50 seconds West 180.0 feet; thence North 25 degrees 55
minutes 10 seconds West 228.56 feet to land of Harry Kruse; thence along
said land of Harry Kruse, North 51 degrees 49 minutes 30 seconds East
482.39 feet to a concrete monument and said land of Borrmann; thence
along said land of Borrmann South 6 degrees 52 minutes 20 seconds East
252.97 feet to the point of beginning.
TOGETHER with a right of way 30 feet in width from said Grand
Avenue to the premises; the easterly line of which is the westerly boundary
line of said land of Borrmann and the westerly line of which is parallel with
and 30 feet westerly from the above described easterly line.

seconds West; and running thence along said westerly line of Grand Avenue,
South 10 degrees 56 minutes 40 seconds East 54.78 feet to an iron pipe and
land of Brown; thence along said land of Brown, South 71 degrees 47
minutes 00 seconds West 130.0 feet to an iron pipe and land of Albert
Monsell; thence along said land of Albert Monsell, 2 courses as follows: (1)
North 18 degrees 13 minutes 00 seconds West 100.0 feet; thence (2) North
71 degrees 47 minutes 00 seconds East 198.27 feet to land of A. J.
Borrrnann; thence along said land of Borrrnann, South 6 degrees 52 minutes
20 seconds East 13.74 feet to said northwesterly line of Grand Avenue;
thence along said northwesterly line of Grand Avenue, South 43 degrees 01
minutes 10 seconds West 66.90 feet to the point of beginning.
