ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, Town of
Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the Northerly side of Grand Avenue the following two (2) courses and
distances:
1. North 06 degrees 52 minutes 20 seconds West, 266.71 feet;
2. North 11 degrees 06 minutes 00 seconds West, 205.13 feet
which said two (2) courses run along the Easterly side of a
30 foot wide Right of Way;
THENCE along the Southerly side of a 25 foot Right of Way the following two (2) courses and
distances:
1. South 61 degrees 23 minutes 30 seconds West, 572.86 feet;
2. South 72 degrees 21 minutes 50 seconds West, 360.14 feet
