party of the second part,
WITNESSETH, that the party of the first part, in coll8lderation of ten ($10.00) dollars paid by the party of the
second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns
of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements therecn erected, situate, lying
and being at Mattituck, in the Town of Southold, CoUnty of Suffolk and State of New York, bounded and described
as follows:
BEGINNING at a concrete mOnument set in the northerly side of Knollwood Lane, being distant 400.00 feet
westerly, as measured along the northerly side of Knollwood Lane, from the comer formed by the intersection of
the westerly side of Grand Avenue with the northerly side of Knollwood Lane, said point also being where the
westerly line of land now or formerly of A. Lehman intersects the said northerly side of Knollwood Lane, and from
said point of beginning;
RUNNING THENCE South 71 degrees 47 minutes 00 seconds West along the northerly side 01 Knollwood Lane,
100.00 feet to a concrete monument and land now or formerly of B. Brauner;
RUNNING THENCE North 18 degrees 13 minutes 00 seconds West along the easterly line of land now or
formerly of Brauner 150.00 feet to land now or formerly of Monsell;
RUNNING THENCE North 57 degrees 54 minutes 50 seconds East along the southerly line of land now or
formerly of Monselll03.00 feet to a pipe and land new or formerly of , A. Lehma,n;
RUNNING THENCE South 18 degrees 13 minutes 00 seconds East along the westerly line of land now or
formerly of A. Lehman 174.69 feet to the northerly side of Knollwood Lane, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed by Margaret Sullivan by Deed dated 4125186 and
recorded on 6102188 in the Suffolk County Clerk's Office in Liber 10048 at Page 386.
SUBJECT to covenants, restrictions, reservatioll8, and easements of record.
SUBJECT to any state of facts an accurate survey may show.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any slreets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part In and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anylhing whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will racelve the coll8ideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
10 the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be coll8trued as if it read "parties" when ever the sense of this Indenture so
requires.
