WITNESSETH, that the party of the first part, in consideration of Three Htmdred Ninety Two
Thousand Five Htmdred ($392,500.00) Dollars paid by the party of the seeond part. does hereby
grant and release unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever.
ALL that certain plot. piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Incorporated V illage of Greenport. Town of Southold,
County of Suffolk and State of New York, bOtmded and described as follows:
BEGINNING at a monument on the easterly side of Main Street - S.R. 25 at the
Northwesterly corner of the premises herein described and the Southwesterly corner of land
now or formerly of Mary Brecht, formerly the First Presbyterian Church and also being distant
southerly 261.71 feet from the corner formed by the intersection of the southerly side of
Manor Lane and the easterly side of Main Street - S.R. 25;
RUNNING THENCE North 55 degrees 43 minutes 50 seconds East along land now or
formerly of Mary Brecht, formerly the First Presbyterian Church, 350.00 feet to the westerly
line of Sterling Creek;
THENCE South 33 degrees 03 minutes 00 seconds along said westerly line of Sterling Creek,
70.05 feet to land now or formerly of Townsend Manor Inn. Inc.;
THENCE South 50 degrees 06 minutes 10 seconds West along said land now or formerly of
Townsend Manor Inn, Inc., 354.41 feet to a monument and the easterly side of Main Street _
S.R.25;

S.R. 25. 104.87 feet to the monument at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Costas Kapassas and Helen
Kapassas by deed from Frances Martin and Beatrice Webb, dated 6/1/73, and recorded
9/10/73, in the Office of the Suffolk County Clerk in Liber 7484, Page 442.
TOGETHER with all right, title and interest, if any, of the party of the Iirst part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO ITA VE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the. said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right 10 receive such consideration as a trust fund to be applied tirst for the purpose of paying the
east of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall bl' construed as if it read "parties" whenever the sense of this indenture so
requires.
