party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN DOLLARS, lawful money of the
United States, paid by the party of the second part, does hereby grant and release unto the party ofthe
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate,
lying and being in the State of New York, County of Suffolk, Town of Southhold,
Village of Greenportj
BEGINNING at a concrete monument on the westerly side of First Street distant 106.25 feet
northerly as measured along the said westerly side of First Street from the corner formed
by the intersection ofsaid westerly side of First Street and the nortberly side of North
Street, which said monument also marks the point where the southerly line ofthe premises
herein and the northerly line of Glickman iutersects the said westerly side of First Street;
RUNNING THENCE along the northerly line of Glickman, land of Tasker and land of
Clark South 830 13' 30" West 150.22 feet to a concrete monument in the'easterly line of
land of Grelli;
RUNNING THENCE along land of Grelli, land ofPyne, and land of Boergesson North
6047'50" West 50.00 feet to a concrete monument and other land ofBoergesson;
RUNNING THENCE along tbe southerly line oCland ofBoergesson North 83013'30" East
150.21 feet to a concrete monument on the westerly line of First Street;

BEING AND INTENDED TO BE the same premises conveyed to the grantors herein by
deed dated 4/4/95 and recorded on 11/24/95 in Liber 11751 page 597.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof, TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises, TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party ofthe second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffured anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 ofthe Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part ofthe total of
the same for any other purpose. The word "party" shall be construed as ifit read "parties" whenever the
sense of this indenture so requires.
