party of the first part, and
DANIEL FINNE and TINA FINNE. husband and wife, residing at 120 Center Street. Greenpon,
New York 11944,
party ofthe second part,
WITNESSETH. that the party of the first part. in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second pan, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot. piece or parcel of land. with the buildings and improvements thereon
erected, situate, lying and being at Greenpon, Town of Southold, County of Suffolk and State
of New York, known as Lot 56 on a certain map entitled, "Greenpon Driving Park", surveyed
by C.H. Bateman, Shelter Island, New York, August, 1909. and filed in the Suffolk County
Clerk's Office on December I, 1908 as Map'No. 369, being more particularly bounded and
described as follows:
BEGINNING at a point on lhe westerly side of Seventh Street distant 90 feet northerly from
the corner formed by the intersection of the northerly side of Linnet Street with the westerly'"
side of Seventh Street;
RUNNING THENCE from the point of beginning, North 82 degrees 47 minutes 10 seconds
West, 100.00 feet;
RUNNING THENCE North 07 deg!CCs 12 minutes 50 seconds East, 45.00 feet;

RUNNING THENCE South 82 degrees 47 minutes 10 seconds East, 100.00 feet to the
westerly side of Seventh Street;
RUNNING THENCE along the westerly side of Seventh Street. South 07 degrees 12 minutes
50 seconds West, 45.00 feet to the point or place of BEGINNING.

BEING AND INTENDED TO BE the same premises conveyed to the party of the first pan by
deed from Jeanmarie Costello, as Referee. dated November 14, 1994, and recorded on
February 3, 1995, in the Office of the Suffolk County Clerk in Liber 11713, Page 421.
TOGETHER with all right, tille and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the sccond
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or sutTered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
