I"'- ""-" - v Box 183 Orient New York 11957 April 6, 1975 Mr. Robert Gillespie, Chairman Zoning Board of Appeals of the Town of Southold Town Office, Main Road, Southold, New York Dear Mr. Gillespie: I understand that Chester Mayer of Orient has applied for a variance to permit him to convert "an existing accessory building to a dwel~ing unit with insufficient setback and insufficient area." I will not be able to attend the hearing Monday night but I do want to register my strong opposition to granting this variance. My wife and I are part owners of the strip of beach to the eastwards of the Mayer property (adjoining that piece of beach owned by Joseph Kardwell; what your legal notice describes as "land now or formerly of Knox.") The beach in question is about one hundred yards from Mr. Mayer's "pool house," which is the auxilliary building mentioned above. When Mr. Mayer put up the "pool house" he saw fit to put it right on the property line in the north east corner of his land. It thus looms over the beach below; what had been a com~letely open and natural setting now has a quite astonishing mass of concrete, windows and porches hanging over it. (Mr. Mayer builds for the ages; his little shack to put on his bathing suit in has two dressing rooms, two bathrooms, a full cellar with windows overlooking the Sound, a large living room and fireplace and is only slightly less solid than the Tower of London.) Had Mr. Mayer had the decency to observe the required set-back when he built his pool house, it would not have been nearly so intrusive or obvious. I believe that, far from granting a variance to legalize what has already been done improperly, your board or other agendy should force Mr. Mayer to move his house so that he conforms to the law like anyone else. (Incidentially, a portion of the pool house-- a fence--is actually over the line on the "land now or formerly of Knox."). Adding a stove to the "pool house" to make it a permanent dwelling simply means there will be somebody overlooking our beach all the time instead of some of the time. Finally, I believe the "pool house" sewer drains directly out into the Sound.
