Young, Surveyor, December 1922 and filed in the Suffolk County Clerk's office under Map number 776 on May 1, 1923 and described as follows: COMMENCING at the northwesterly corner of said lot No. 12 on the southerly or southwesterly line of Cedar Drive and running thence South 37 degrees 53 minutes East along the southerly line of Cedar Drive 20 feet to a monument; THENCE running South 52 degrees 07 minutes West on a line parallel to the westerly line of said Lot 12, 150 feet to the southerly line thereof and a monument; THENCE running North 37 degrees 53 minutes West along the southerly line of said Lot 12, 20 feet to the southwesterly corner of said Lot No. 12; THENCE running North 52 degrees 07 minutes East along the westerly or northwesterly line of said Lot No. 12, 150 feet to the point or place of BEGINNING. PARCEL TWO: COMMENCING at the monument at the southwesterly corner of the parcel above described, which point lies on the southerly or southwesterly line of said Lot No. 12, 20 feet distant as measured along the southerly line of said Lot No. 12, in a southeasterly direction from the southwesterly corner of Lot No. 12; and RUNNING THENCE South 46 degrees 33 minutes West 309.32 feet to a monument on the northerly line of lands now or formerly of Young where the said northerly line of Young's land would be intersected by a prolongation in a southwesterly direction of the easterly or southeasterly line of said Lot No. 12; Page 1 of 3 Pages .;~IC! .- THENCE running North 84 degrees 34 minutes 30 seconds West 232.68 feet along the northerly line of said lands now or formerly of Young to a monument and lands now or formerly of the Mattituck Developlll8nt COIIIpany, Inc., later of Ethel M. Wells: THENCE running North 15 degrees 13 minutes 30 seconds East 596.64 feet along the easterly line of said land of Wells to a monument at a point where this course is intersected by a prolongation in a northwesterly direction of the southerly or southwesterly line of Lots 5 to 12: THENCE South 37 degrees 53 minutes East 487.77 feet to the point or place of BEGINNING along, among other lands, the southwesterly line of said lots 5 to 12 inclusive on the map first herein mentioned, containing 3.294 acres. ,': -,. Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above-described premises to the center lines thereof: Together with the appurtenances and all the estate and rights of the party of the first part in and to said premises: To have and to hold the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
