Homosassa Springs, Florida 34448,

WITNESSETI-I, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the part), of the second part. does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,

known and designated as Lot Number One Hundred Ten (I 10) on a certain map entitled
Subdivision Map, part of Estate of Thomas F. Price, Sr., situate at Greenport, Town of
Southold. County of Suffolk and State of New York, which map is made bv Otto W. Van
Tuyl, dated November 29th. 1927, and filed in the Office of the Clerk of S~ffolk County,
New York, which lot is bounded on the north by Lot Number One Hundred Nine (109);
on the east by land formerly of Nathan Kaplan; on the south by Lot Number One
Hundred Eleven (111), now or formerly owned by HenD' Minch and Caroline Minch; on
the west by Sixth Avenue.
And it is understood and agreed by the parties of the second part that certain streets
shown on the above said Subdivision Map and known as Oak Street, Maple Street, West
Street and Seventh Avenue and running to the property of the Union School District No.
l0 on the westerly side of the said Subdivision Map have been closed at the junction with
the said Union School District No. 10 property and that they are Dead End Streets.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated August 16, 1949. and recorded in the Suffolk County Clerk's Office
on August 17, 1949, in Liber 2982. Page 139.
RESERVING. HOWEVER, a legal life estate in the above-described premises with the
buildings and improvements thereon erected, in and to the party of the first part.
THE PARTY OF TIlE FIRST PART HEREBY RESERVES A SPECIAL POWER OF
APPOINTMENT, exercisable as often as they may choose, to change their remainderman
as follows:
TO or among any one or more members of a class consisting of the party of the first
part's descendants, in any degree, whether presently living or bom hereafter, in such
proportions and amounts, without regard to equali .ty, outright or in trust, as the party of
the first part ma)' direct and appoint during her lifetime by properly written and
acknowledged instrument, and recorded prior to death, making specific reference to this
power of appointment. Thc party of the first part may not appoint themselves, their
estate, their creditors or the creditors of their estate, under any circumstances.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of thc party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part. the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party 6t' the first pan has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the party of the first part. in compliance with Section 13 of the Lien l.aw, covenants
that the party, of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same Ibr
any other purpose.
The word "party" shall be construed as il'it read "panics" xvhenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party, of the first part has duly executed this deed the day
and year first above written.
