General conditions as per BITE PLAN APPROVAL determination
dated March 11, 2008
a) All outdoor lighting shall comply with the Town Code and be
shielded so that the light source Is not visible from adjacent
propertiee and roadways. Lighting fixtures shall focus and direct the
light In such a manner as to contain the light and glare within
property boundaries, and be "dark-sky friendly."
b) All signs shall comply wfih the Town Code, and must be Issued a
permit from the Southold Town Building Inspector prior to posting.
c) As per the landscape survivability guarantee, the applicant agrees
to replace any of the landscaping which Is diseased or dead within
throe (3) years of receiving final site approval after site work Is
completed.
d) The site plan approval requires that all work proposed on the site
plan shall be completed within three (3) years from the date of the
final stamp of approval on the sits plan.
e) Prior to issuance of the Certificate of Occupancy, the owner or
authorized agent must request, in writing, an on-site inspection by
the Building Inspector and the Planning Board.
