WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, situate, lying and being at Mal1ituck, in the Town of Southold,
County of Suffolk, State of New York, known and designated as Lot 26 on a certain Map entitled, "Map of
Sunset Knolls Section Two", said Map filed in the Office of the Clerk of the County of Suffolk on the 9'" day
of April 1970, as Map No. 5448, said premises being more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Stanley Road said point being at the extreme easterly end of
a curve which connects the easterly side of Sunset Drive with the southerly side of Stanley Road and from'
said point of beginning;
RUNNING THENCE along the southerly side of Stanley Road, North 71 degrees 39 minutes 20 seconds East
94.25 feet to Lot 25;
RUNNING THENCE South 18 degrees 20 minutes 40 seconds East 180.00 feet to the northerly line of Lot
27;
RUNNING THENCE South 71 degrees 39 minutes 20 seconds West 106.55 feet to the easterly side of
Sunset Drive;
RUNNING THENCE along the easterly side of Sunset Drive, North 22 degrees 22 minutes 30 seconds West
155.5 feet to the extreme southerly end of the arc of a curve which connects the easterly side of Sunset
Drive with the southerly side of Stanley Road;
RUNNING THENCE along said arc ofa curve having a radius of23.30 feet an arc length 0138.24 feet to the
southerly side of Stanley Road and the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part, by Deed, dated
September 28, 2001, recoided October 12,2001, in Libel' 12146 page 721 in the Suffolk County Clerk's
Office.
SAID PREMISES also known a~Jif:sTANLEY ROAD, MATTITUCK, NEW YORK.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first pal1 in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever.
AND the pal1y of the first part covenants that the party of the first pal1 has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the fIrst part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied fIrst for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose. The word Itparty" shall be construed as if it read "parties" whenever the sense of
this indenture so requires.
