WITNESSETH, that the party of the first part, without consideration, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at Fishers island, Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as set forth on Schedule A hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by four separate
deeds, each to an undivided 25% interest in such premises, which said deeds were recorded in the Office of the
Suffolk County Clerk on October 8, 1991 in Liber11849 at pages 249, 281,265 and 273, respectively.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and reads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the flint part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part.of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land situate, lying and being at Fishers Island,
Town of Southold, County of Suffolk and State of New York, more particularly bounded and
described as follows:
BEGINNING at a stone monument set on the southerly side of a road forty feet wide, said
monument being located at 2482.70 feet South of a point which is 2089.02 feet West of
another monument marking the United States Coast and Geodetic Survey Triangulation
Station "NIN" (which said 'NIN" monument is located near the western end of a ridge
overlooking the south shore of Fishers Island and on the highest point between
Chocomount and Mount Prospect and lies South 45 degrees 17 minutes 26 seconds East
of North Dumpling Light in Fishers Island Sound); and
RUNNING THENCE eastwardly along the southerly side of said road (following the arc of
a curve to the right whose radius is 625.65 feet and the direction of whose radius at that
point is South 14 degrees 37 minutes 40 seconds East), 40.01 feet to a stake;
THENCE still along the southerly side of said road North 79 degrees 02 minutes 10
seconds East, 87.95 feet to a stake marking a point of curve to the left whose radius is
752.62 feet and the direction of whose radius at that point is North 10 degrees 57 minutes
50 seconds West;
THENCE eastwardly still along the southerly side of said road (and following the arc of
said curve), 22.02 feet to a stake;
THENCE South 23 degrees 18 minutes 40 seconds East, 370.14 feet to a stake;
THENCE South 67 degrees 43 minutes 40 seconds West, 229.49 feet to a stake;
THENCE North 21 degrees 27 minutes 20 seconds West, 175.83 feet to a stake;
THENCE North 07 degrees 59 minutes 40 seconds East, 129.39 feet to a stake;
