1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because subject premises is too small to comply wiytl present
zoning requirements. Applicant seeks to utilize subject premises for an optician's
office and two other offices with on street parking.
2. The hardship created is UNIQUE and is not shored by 011 properties alike in the immediate
vicinity of this property and in this use district beC01Jse subject premises is only 40' wide
by 115.00 I deep and the building located thereon was built many years ago.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because other properties in the neighborhood are basically
of the same size and shape, with on street parking.

Dear Mr. Olsen:
In response to you:r. request and after a discussion
with Mr. Terry, we concur that ;10 variance is needed
for the use you propose, namely, single business
occupancy. The total parking, as outlined on the plan
by Young & Young, dated October 18, 1974, appears to
be adequate.
~~r. Terry informs us that under our current Ordinance
he 'would issue a Certificate of Occupancy as a pre-existing,
non-conforming, business building.
Our files covering past applications for variance
for a higher use (two or three businesses in the same
building) of this property shall now be closed.
