the party of the second part, does hereby grant and releBse unto the party of the second part, the heirs or
successors and assigns of the party of the second part forBver,
ALL that certain plot, plece or parcel of land, with the buildings and ImprovemBnts thereon erected, situate.
lying end being near Peconlc, In the Town of Southold. County of Suffolk and State of New York, known and
designated as a portion of Lots 56 and 57 as shown on a certain map enlilied, "Map of Nassau Farms. situate
at Peconlc. Suffolk Co., NY"' filed in the Suffolk County Clerk's Office on March 2B, 1935 as Map NO.1 179.
said premises being more particularly bounded and described as follows:
BEGINNING at a point on the northerly line of a private road known as Billersweet Lane (which point is North
86 degrees 22 minutes 50 sBconds East a distance of 200 feet from the point formed by the intersection of the
northerty line of Billersweel Lane with the easterly line or Horton Road); running thence in a northerly direction
North 23 degrees 50 minutes West a distance of 200 feet; running thence North 66 degrees 22 minutes Eas1 a
distance of 100 feet; running thence South 23 degreBs 50 minutes Eest a distance of 200 feet to the northerly
line of BllIersweet Lane; running thence South 66 degrees 22 minutes 50 seconds West a,distance of 100 feet
to the point or place of BEGINNING.
TOGETHER WITH all the right, title and interest of the party of the first part, if any, in end to Bitterswest Lane
lying in front of and abutting said premises to the center line thereof.
SUBJECT TO THE FOLLOWING COVENANTS AND RESTRICTIONS:
1. Said premises shall be used for residenlial purposes only.
2. There shall be only one dwelling house erected or maintained on said premises.
3. No building or other structure shall be erected or maintained on said premises within 50 feet from the
northsrly tine of Billersweet Lane.
RESERVING, HOWEVER, a legal life estate In the above-descrlbed premises with the buildings and
improvements thereon erected in and to the party of the first part, EILEEN RIDDELL, solely for thB use Bnd
occupancy of said party of the first part.
TOGETHER with all righi, thle and interest, if any, of the party of the first part in and to Bny streets and roads
abulllng the above described premises to thB center lines thereof; TOGETHER with the appurtenancas and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the flrsl part, in compliance with Section 13 of the Lien Law, covenants thaI the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the Improvement before using any part of the tolal of the same for any other
purpose. The word 'party" shall be construed as if ~ read 'partles. when ever the sense of this Indenture so
requires. '
