Special Planning Board Meeting
Southold Town Meeting Hall
April 1, 1994
4:30 P.M.
Present were:
Richard G. Ward, Chairman
Mark McDonald, Member

Kenneth Edwards, Member

Mr. Ward called meeting to order at 4:30 P.M. Only order of
business on agenda was the Mooresland site plan for 60
condominium units in 15 buildings on 22.25 acres in the AHD
Zone, S/E/C County Road 48 and Moores Lane, Greenport
SCTM% 1000-40-5-1. '
Mr. Egosi, architect for project, presented colored
elevations. Elevations varied color and style, but still allowed
4 buildings to look exactly alike.
Planning Board members discussed elevations with Mr. Egosi and
Mr. Wiser. Planning Board not in favor of any two buildings
looking alike. Planning Board decided that each building must
be different, whether it be a different color or a different
texture. Planning Board decided to add condition to resolution
that each building must vary substantially in color and texture
from each other building.
Mr. McDonald made the following motion:

WHEREAS, the Southold Town Planning Board granted final
approval to the Mooresland site plan on December 18, 1989
subject to the satisfaction of nine specific conditions; and
WHEREAS, the applicant has agreed that he, his successors or his
assigns will not begin Phase II before the completion of
Phase I of this proposal; as witnessed by his signature on this
site plan: and
WHEREAS each building will vary substantially in color and
texture from each other building; and
WHEREAS the Planning Board reserves the right to amend the
performance bond estimates for Phases I, II and III if it
determines that more than two years has transpired from the date
those estimates were last amended and that the performance bond
estimate should be up~Iated to reflect current prices, subject to
acceptance of same by the Town Board; and
WHEREAS the applicant, his successors or his assigns a~ree to
provide this office with a copy of the Final Offe~in~ for the
condominium owners associakion that is required to b~ filed with
the New York State Attorney General's office; and
WHEREAS the applicant is aware of the terms of this approval and
endorsement, as evidenced by his signature below; be it therefore
RESOLVED that the Planning Board authorizes its Chairman to sign
the site plans dated as last revised on March 29, 1994.
The motion was seconded by Mr. Latham.
Mr. McDonald, Mr. Orlowski, Mr. Latham and Mr. Ward voted in
favor of the motion and the motion was carried.
The resolution was signed by Mr. Wiser and affixed to the final
site plans. The final site plans were endorsed by Mr. Ward.
There being no further business before the Board, the meeting
adjourned at 4:45 P.M.
