WITNESSETH. that the party ofthe f'u'st pan.. for no consideration paid by the party of the second pan,
does hereby remise, release and quitclaim unto the pm'ly of the second part, as tenants-in-common, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situale, lying and bet.nc in the Town of Southold, Suffolk County, New York, known and designated as and by
the Plots Nos. 304 to 307, both inclusive, on a vermin map entitled, "Map of Goose Bay Estales', in thc Town of
Southold, Suffolk County, New York, said map being made by Lewis N. Waters, L.S.. of Oyster Bay, L.I., New
York, dated September 12, 1934, and filed in the Of'flee of the Clerk of the County of Suffolk on the 13~ day of
November, 1934, as and by the Map No. 1176, (Abstract No. 1197). Together with all the right, title and
interest, in and to that portion of thc road or road~ adjacent to said plots above mentioned, to the center linc
thereof, subject to the right of other owners of plots on Ihe said Map, to pass over and reasonably use the same.
Together with all thc right, title and interest, in and to that portion of land lying in front of and adjacent to said
plots to the mean high water linc of Goose Creek, subject to the right ofother owners of plots on said Map to
pass over and use the same. Together with the right to use for all reasonable puqx~es all that portion of land
lying in front of PIot~ Nos. 53 to 58, both inclusive, Plots Nos. 168 to 195, both inclusive, and Plots 277 to 310,
both inclusive, said right to be in common with other plot owners on said Map, or owners who may hereafter
acquire said plots on said Map, subject to such reasonable rules and regulations with respect to the use thereof as
the Seller herein may from time to time put into effect, it being understood that should owner or owners of plots
facing Goose Creek desire to erect a dock on said land, said owner or owners may do so providing said dock
does not prevent ~her owners of plot~ on said Map passing over and reasonably using the land herein refereed to,
and providing proper legal provisions are complied with, and the consent oflhe seller herein is secured.
Together with a right to the use of the streets, avenues or roads on said Map, said right to be in common with
other plot owners on said Map.
TOGETHER with all right, title and interest, if any, ofthe party of the first pail in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE,4ND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND ~he party of the first par~ in complianc~ with Section 13 of thc Lien Law. covenants that the party of
the first pan will receive thc consideration for this conveyance and will hold thc right to rec, eiv¢ such
considcration as ,* u'ust fund to be applied first for thc purpose of paying the costs of thc improvement and will
apply the same first to l~e payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "partias~ whenever the sense ofthis indenture so
requires.
