THIS INDENTURE, made the o~'d'day of [~A~t~ , in the year two thousand and seven

ROSE J. FARRELL, individually and as surviving tenant by the entirety of Charles F. Farrell, deceased,
residing at 445 B~nnetts Lane, Southold, New York 11971,
party of the first part, and
KAREN A. TUNNEY, as Trustee under the ROSE J. FARRELL IRREVOCABLE TRUST
dated October 15, 2007, residing at 333 Bulletbo]e Road, Patterson, New York 12563,
party ortho second part,
WITNESSETH, that the party of the first part. in consideration of Ten Dollars and other valuable
consideration paid to the party of the second part, does hereby grant and release unto the party &the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Southold, in the Town of Southold, County of Suffolk and State of New York, known
and designated as Lot Number'I~irty-Three (33) on a certain map entitled, "Map of Section One, Fairview
Park, at Southold, New York, dated July 12, 1961," and filed in the Suffolk County Clerk's Office as and
by MapNo. 3388 on August 9 1961.

BEING AND INTENDED to be the same premises conveyed to the parties of the first part herein by deed
from Henry M. Krupski and Mary I. Krupsk~ dated 08/05/1986, and recorded in the Suffolk County Clerk' s
Office on 09/24/1986 in Liber 10131 at Page 250.
PREMISES more commonly known as 445 Bennetts Lane, Southold, New York 11971.
TOGETHER with all right, title and interest, if any, of thc pa~y of the first part of, in and to any streets
and roads abutting Iht above-described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD thepremises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the pa_ny of thc first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the patty of the first pan, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the puq:,ose &paying the cost of the improvement and
will apply the same first to the payment oftbe cost of the improvement before using any part of thc total
of the same for any other purpose.
