WITNESSETH, that the party of the first part, in consideration of ten ($10.00) dollars paid by the party of the second
part, does hereby grant 8nd release unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever,
ALL that certain plot, piece or parcel of Land, with the buildings and improvements thereon erected, situate, lying
and being at Southoid, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of County Road 48 at the southwesterly comer of land now or formerly
of Hufe and the southeasta¢ly corner of the premises herein described; said POint being also distant westerly 132.01
foet from the corner formed by the intersection of the northerly side of County Road 48 and the westedy side of
Kenny's Road;
RUNNING THENCE westerly along said northerly side of County Road 48 the following two [2) courses and
distances:
Along an arc of a curve bearing to the left having a radius of 1,957.88 feet,
a distance of 14.84 feel and
South 33 degrees 31 minutes 40 seconds West, 60.14 feet to Lot No, 4
on 'Subdivision Map for Henry Arbeeny', filed February 22, 1990 as Map No. 8901;
THENCE North 41 degrees 57 minutes 50 seconds West along said land, 128.09 feel
THENCE North 46 degrees 48 minute~ 00 seconds East still along said land 72.43 feet to
land now or formerly of Hufe;
THENCE South 41 degrees 57 minutes 50 seconds East along said land now or formerly of Hufe,
111.00 feet to the northerly side of County Road 48 and the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed by Deed from Nice D. Surozens,ki, as surviving
tenant by the entirety of Michael Surozenski, Jr., deceased, to Sazanne A. Wielt, dated 11/30/04 and recorded
12/15/04 in Liber 12360 at page 756, subject ~ a life estate reserved by Alice D. Surozenski, which life estate has
been extinguished by deed dated 1/4/08, to be recorded prior to this deed.
TOGETHER with all dght, title and interest, if any, of the party of the first part in and to any streets and roads
abuffing the above described premises to the center lines thereof;, TOGETHER with the appurtenances and all the
estate and rig hts of the party of the first part in and to said premises; TO HAVE AND TO HOLD the p~'emisas herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered In any way whatever, except es aforesaid.
AN D the party of the first part, in compliance w~th Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will ho~d the fig ht to receNe such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and wiU apply the san'~ first to the
payment of the cost of the improvement before using any part of the total of t~e same for any other parpcee. The
word 'party' shall be construed as if it read 'pa~es' when eve~ the sense of this indenture so requires.
