Mr. Ward: Good evening, rd like to call the July 10, 1995 Planning Board meeting
to order. The first order of business is the setting of the next Planning Board
meeting. Board to set Monday, August 7, 1995 at 7:30 p.m. at the Southold Town
Hall, Main Rd., Southold, as the time and place for the-next regular Planning Board
meeting.

Hearings Held Over From Previous Meetings:
Mr. Ward: Margaret Best and Adlvn Svverson - This existing 1.3 acre
parcel with two dwellings is to be divided into two lots, each having

evening that would like to address the Board?
Jim Fitzgerald: Jim Fitzgerald, Property Permit Services. I don't have anything to
add to the material that has been submitted. I'm here to answer your questions if
there are any. Mr. Best and Mrs. Syverson are here.

Mr. Orlowski: Mr. Chairman, rd like to make a motion that
WHEREAS, Margaret M. Best and Adlyn J. Syverson are the owners of the property
known and designated as SCTM# 1000-123-6-17 located at 420 Private Road No.
17 in Mattituck; and
WHEREAS, this proposed set-off, is to divide an existing 1.3 acre parcel with two
dwellings into two lots of .62 acres and .68 acres, each with one of the houses;
and
WHEREAS, the Southold Town Planning Board, pursuant to the State Environmental
Quality Review Act, (Article 8), Part 617, declared itself lead agency and issued a
Negative Declaration on October 3, 1994; and
WHEREAS, a variance was granted by the Zoning Board of Appeals on May 3,
1995; and
WHEREAS, all the requirements of the Subdivision Regulations of the Town of
Southold have been met; be it therefore
RESOLVED, that the Southold Town Planning Board approve and authorize the
Chairman to endorse the final surveys dated June 2, 1995.

WHEREAS, the Planning Board granted conditional final approval to the Angel Shores

Mr. Edwards: Mr. Chairman, I move that the Southold Town Planning Board
authorize the Chairman to endorse the final surveys dated February 2, 1995.
Conditional final approval was granted on June 12, 1995. All conditions have been
fulfilled.

Mr. Edwards: Mr. Chairman, I move that the Southold Town Planning Board set
Monday, August 7, 1995 at 7:30 p.m. for a final public hearing on the maps dated
May 26, 1994.

SITE PLANS - Final Determinations:
Mr. Ward: Bidwell Vineyards - This site plan is to construct a 2,032 square foot
new wine tasting pavilion on a fifteen acre parcel with two existing connected
buildings which will continue to be utilized. These two buildings consist of a 2,996
square foot grape processing building and a 2,008 square foot office/laboratory
building. SCTM# 1000-96-4-4.3. What's the pleasure of the Board?
Mr. Orlowski: Mr. Chairman, I'd like to make a motion that
WHEREAS, Bidwell Family Limited are the owners of the property known and
designated as Bidwell Vineyards, located at County Route 48, Cutchogue, SCTM#
1000-96-4-4.3; and
WHEREAS, a formal application for the approval of this site plan was submitted on
April 12, 1991; and
WHEREAS, the Southold Town Planning Board, pursuant to the State Environmental
Quality Review Act, (Article 8), Part 617, declared .itself lead agency and issued a
Negative Declaration on March 27, 1995; and
WHEREAS, a special exception was issued by the Zoning Board of Appeals on May
4, 1994;and
WHEREAS, all the requirements of the Site Plan Regulations of the Town of Southold
have been met; be it therefore
RESOLVED, that the Southold Town Planning Board grant conditional final approval
on the surveys dated May ! 7, 1995 and authorize the Chairman to endorse the final
surveys subject to a one year review from date of building permit; approval of
elevation drawings contained in the detailed construction plans; and fulfillment of the
following conditions. All conditions must be met within six (6) months of the date of
this resolution.
1. Curb cut permit from Suffolk County Department of Public Works.
2. Certification by the Building Department.
3. Grading and drainage plan with drainage calculations.
4. Existing buildings and uses shall be brought into compliance with Chapter 45
of the Town Code.

construction of a 1,800 square foot office building located on Rt. 25 in Greenport.
SCTM# 1000-45-4-6.1. What's the pleasure of the Board?
Mr. Cremers: I move that the Southold Town Planning Board, acting under the
State Environmental Quality Review Act, establishes itself as lead agency, and as
lead agency makes a determination of non-significance and grants a Negative
Declaration.

OTHER
Mr. Ward: Henry Appel - Planning Board to review request to eliminate the
requirement for the reservation of a 12.5 foot wide right-of-way for future widening
of Camp Mineola Road, and to incorporate said area into the open space portion of
the subdivision (Lot 14.6). SCTM# 1000-114-12-14.7. What's the pleasure of the
Board?
Mr. Orlowski: Mr. Chairman, I make a motion that
WHEREAS, Henry Appel, William Kluender and Francis J. Van Manen, owners of the
original subdivision map known as "Map of Henry Appel at Mattituck, Town of
Southold, Suffolk County, NY', and the current owners of Lot No. 14.7 on said
subdivision have requested that the Town Planning Board authorize the filing of an
Affidavit of Correction; and
WHEREAS, the request for the Affidavit of Correction relates to a reservation for
possible future highway dedication of the area known as Lot No. 14.7 on said map;
and
WHEREAS, this Planning Board has reviewed the request and the records of the
Planning Board and has determined that this reservation is no longer necessary and
the Town does not need the area of Lot No. 14.7 for present or future highway
dedication; be it therefore
RESOLVED that the Planning Board does hereby authorize the filing of an Affidavit of
Correction or Amendment removing the reservation for possible future highway
dedication from Lot No. 14.7 and the incorporation of said area into the open
space portion of the subdivision (Lot 14.6).

Board.

Mr. Ward: Motion seconded. All in favor?
