TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold,
Suffolk County, New York, and known and designated as Plot Nos. 31, 32 and 33 in Block "D" as
shown on a certain map entitled, "Map of Reydon Shores", and filed in the Office of the Clerk of the
County of Suffolk on July 1st, 1931 as Map No. 631; said lots when taken together are bounded and
described as follows:
BEGINNING at a concrete monument on the easterly side of Oak Drive distant southerly 903.60 feet
as measured along the easterly side of Oak Drive from the extreme southerly end of the curve which
connects the southerly side of West Shore Drive and the easterly side of Oak Drive;
RUNNING THENCE South 69 degrees 48 minutes 40 seconds East, 165.0 feet to a concrete
monument and the westerly side of private "roadway";
THENCE South 20 degrees 11 minutes 20 seconds West along said private "roadway", 90.0 feet;
THENCE North 69 degrees 48 minutes 40 seconds West, 165.0 feet to the easterly.tilde of Oak
Drive;
THENCE North 20 degrees 1 lminutes 20 seconds East along said easterly side of Oak Drive, 90.0
feet to the point or place of BEGINNING.
