Being and intended to be the same premises conveyed to Grantor by deed dated
December 15, 1993 and recorded in the olliee of the Suffolk County Clerk at Volume 11658,

SUBJECT TO covenants, restrictions, reservations and casements of record. now in
force and elTeet; and
TOGETHER with all right, title and interest, if any. of Grantor, in and to any strc::ets and
roads abulling the above-described premises to the center lines thereof, TOGETHER with the
appurtenances and all the estale and rights of Grantor in and to said premises; TO HAVE AND
TO HOLD the premises herein granted unto Grantee, the heirs and assigns forever.
AND Grantor, in compliance with Section 13 of the Lien Law, eovel1llnts that Grantor
will receive the wnsidcration for this conveyance and will hold the right to receive such
consideration as a trust fund 10 be applied first for the purpose of paying the cost of the
improvement and will apply the same tirst to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.

Stales (as same was constituted prior to such extension thereof):
THENCE crossing the East End Road and tallowing the samc course as the last to the
shore of West Harbor of Fishers Island Sound;
Said lot or parcel of land being bounded and described as follows:
BEGINNING at a monument at the northwesterly end ofa proposed private road of the
Gmntor 50 fect in width, said monumem being lilicen hundred ninety and twenty-four
hundredths feet north of a poim which is sixtcen hundrcd eighteen and sixty-scven
hundredths fcet cast of another monumcnt marking the marking the United State Coast
and Geodetic Survey Triangulation Station "PROS" monumcnt;
THENCE RUNNING North 47 degrees and 38 minutes East thrce hundred twenty eight
and no hundredths feet to' another monument, being eighteen hundred cleven and tv.'enty-
seven hundredths reet north of a point which is eighteen hundred sixty-one amI one
hundredth feet cast of said "PROS" monument:

hundredths feet to a monument at the shon: line of the Cove. said monument being two
