Mr. Ward: Good evening. I'd like to call the May 18, 1995 Planning
Board meeting to order. The first order of business is the setting
of Monday June 12, ]995 at 7:30 p.m., Southold Town Hall, Main Rd.,
Southold, as the time and place for the next regular Planning Board
meeting.
Mr. Edwards: So moved.

PUBLIC HEARINGS
Mr. Ward: 7:00 p.m. Kathleen Varano -- This minor subdivision is
for 3 lots on 5.425 acres located on the south-side of Indian Neck
Road in Peconic. SCTM~ 1000--86-7-4- Is the applicant here or
agent for the applicant?
Richard Lark: Yes, I'm Richard Lark, Main Rd., Cutchogue, New
York, for the applicant. I think we've met all the requirements of
not only the Health Department but of the Planning Board here and
the Board of Appeals. I think we've finally got this thing squared
away and the maD, I think, meets with all your requirements.

approval of the subdivision submitted.

to address the Board regarding this subdivision? If not, is all in
order to close the hearing? Is there a motion to that effect?

Mr. Orlowski: I make a motion that
WHEREAS, Kathleen Varano is the owner of the property known and
designated as SCTM~ 1000-86-7-4, located on the south side of
Indian Neck Road in Peconic; and
WHEREAS, this proposed minor subdivision, to be known as minor
subdivision for Kathleen Varano, is for 3 lots on 5.425 acres; and
WHEREAS, a variance was granted by the Zoning Board of Appeals
(Appl. ~ 428t) on November 2, 1994; and
WHEREAS, the Southold Town Planning Board, pursuant to the State
Environmental Quality Review Act, (Article 8), Part 617, declared
itself lead agency and issued a Negative Declaration on November
14, 1994; and
WHEREAS, a final public hearing was closed on said Subdivision
application at Town Hall, Southold, New York on May 18, 1995; and
WHEREAS, all the requirements of the Subdivision Regulations of the
Town of Southold have been met; be it therefore
RESOLVED, that the Southold Town Planning Board approve and
authorize the Chairman to endorse the final surveys dated December
16, 1994.

proposal is to set off a 2.378 acre parcel from an existing 10.25
acre parcel on the north side of Middle Road (CR 48) approximately
900 feet east of Cox's Lane in Cutchogue. SCTM~ 1000--84--1--10. Is
the applicant here or agent for the applicant?
Richard Lark: Main Road, Cutchogue, for the applicant. The
applicant is also here. Again, I would respectfully move that
this...it's now been changed as you know, from a subdivison to a
set--off, be approved so that the applicant can get on with
constructing a house as originally proposed. If you have any
questions, the applicant is here.
Mr. Ward: No, we have no questions but if there's anybody that
would llke to address the Board on this issue? If not, we're all
in order to close the hearing.

WHEREAS, Robert A. Graeb and Phylis A. Graeb are the owners of the
property known and designated as SCTM~ 1000-84-1--10, located on the
north side of Middle Road (CR 48) approximately 900 feet east of
Cox's Lane in Cutchogue; and
WHEREAS, this proposed set-off is to set off a 2.3780 acre lot from
an existing t0.25 acre parcel; and
WHEREAS, the Southold Town Planning Board, pursuant to the State
Environmental Quality Review Act, (Article 8), Part 617, declared
itself lead agency and issued a Negative Declaration on November
21, 1989; and
WHEREAS, a final public hearing was closed on said subdivision
application at the Town Hall, Main Road, Southold, New York on May
18, 1995; and

WHEREAS, all the requirements of the Subdivision Regulations of the
Town of Southold have been met; be it therefore
RESOLVED, that the Southold Town Planning Board approve and
authorize the Chairman to endorse the final surveys dated April 29,
1995.

I was a little remiss at the start of our meeting tonight not to
introduce our newest member of the Planning Board, Bill Cremers.
We welcome you on board and look forward to some good input from
Bill. We're very happy to have him as one of our members.
Setting of Final Hearings:
Mr. Ward: John and Marqaret Guest - This minor subdivision is for
3 lots on 13.7 acres located on the west side of Crescent Ave. on
Fishers Island. SCTM~ 1000-6-1--5. What's the pleasure of the
Board?
Mr. Edwards: Mr. Chairman, I move that the Southold Town Planning
Board set Monday, June 12, 1995 at 7:30 p.m. for a final public
hearing on the maps dated February 2, 1995.
Mr. Latham: Second the motion.
Mr. Ward: Motion seconded. Ail in favor?

Mr. Ward: Marqaret Best and Adlyn Syverson - This existing 1.3
acre parcel with two dwellings is to be divided into two lots, each
having one of the dwellings. SCTM~ 1000-123-6--17. What's the
pleasure of the Board?
Mr. Orlowski: I make a motion that the Southold Town Planning
Board grant sketch approval on the map dated May 31, 1994. Sketch
approval is conditional upon submission of final maps within six
(6) months of the date of sketch approval, unless an extension of
Southold Town Planning Board 5 ~ May 18, 1995
time is requested by the applicant, and granted by the Planning
Board. The final maps, five (5) paper prints and two (2) mylars
must contain a current stamp of Health Department approval, and
must be submitted before a final public hearing will be set.

Sketch Determinations:
Mr. Ward: William Baxter - This minor subdivision is for 4 lots on
2.78 acres in the Hamlet Business District, located on the
northeast side of Griffing St. and the southeast side of School
House Road in Cutchogue. SCTM% 1000-102-5-9.3. What's the
pleasure of the Board?
Mr. Orlowski: I make a motion that the Southold Town Planning
Board grant sketch approval on the map dated March 16,1~994, with
the following conditions:
1. The location of existing paving on Grilling St. and School~
House Lane, in addition to all existing structures (i.e. utility

poles and fire hydrants) must be shown on the final subdivision
map.
This information is requested because the Plannin§ Board and
Engineering Inspector will be viewing the site to determine the
need for curbing, drainage, buffers and other typical subdivision
improvements.
2. Prior to any final approval of the subdivision, a Declaration
of Covenants and Restrictions must be filed stating that at the
time of site plan review for each lot in the subdivision, the
Planning Board may require an internal parking layout and common
curb cuts.

dated May 8, 1995.

SITE PLANS
Final Determinations:
Mr. Ward: Suffolk County National Bank (formerly Daval Tents and
Party Services Inc.) - This site plan is to construct a 12,000 square
foot storage building on Cox Lane in Cutchogue. SCTM~ t000--83-3~-4.
What's the pleasure of the Board?
Mr. Orlowski: I make a motion that WHEREAS, the Southold Town
Planning Board granted conditional final approval to the site plan
dated April 30, 1989, on May 1, 1989; and
WHEREAS, the applicant has agreed to the condition of installing
curbing of entrance, driveway and interior parking area before
transfer of ownership of the property; and
WHEREAS, the site plan ordinance of the Town of Southold became
effective on May 23, 1989, be it therefore
RESOLVED, that the Southold Town Planning Board grant final
approval on the surveys dated April 30, 1989, and authorize the
Chairman to endorse the final surveys.

construction of an overflow parking lot adjacent to, and to the
west of the ferry terminal, in Orient. SCTM~ 1000-15-~9-10.1 &
11.1. What's the pleasure of the Board?
Mr. 0rlowski: I make a motion that the Southold Town Planning
Board acting under the State Environmental Quality Review Act,
establishes itself as lead agency, and as lead a§ency makes a
determination of non--significance and grants a Negative Declaration
on this Type 1 action.

Cross Sound Ferry is the owner of the property known and designated
as Cross Sound Ferry, located at Main Rd., Orient, SCTM~
1000-15-9-10.1 & 11.1; and
WHEREAS, a formal application for the approval of this site plan
was submitted on January 31, 1995; and
WHEREAS, the Southold Town Planning Board, acting under the State
Environmental Quality Review Act, (Article 8), Part 617, declared
itself lead agency and issued a Negative Declaration on May 18,
1995; and
WHEREAS, all the requirements of the Site Plan Regulations of the
Town of Southold have been met; be it therefore
RESOLVED, that the Southold Town Planning Board grant conditional
final approval on the surveys dated May 16, 1995, and authorize the
Chairman to endorse the final surveys subject to fulfillment of the
following conditions. Ail conditions must be met within six (6)
months of the date of this resolution.
1. Certification by the Senior Building Inspector.
