WITNESSETH, that the party of the first part, without consideration, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the seCO]ld part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at Fishers Island, Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as set forth on Schedule A hereto.
BEING AND INTENDED TO BE a porllon of the same premises conveyed to the party of the first part by deed
recorded in the Office of the Suffolk County Clerk on January 16, 1979 In L1ber 6567 page 522.
The party of the second part acknowledges that the parcel described on Schedule A hereto does not constitute
a separate building site under the Town of Soulhold Zoning Cocle and that, upon the recording of this dee<lln the
Office of the Suffolk County Clerk, such parcel will merge with and become a part of other premises of the party
of the second part adjoining said parcel on the south and west, said adjoinlng premises being known, shown and
designated as Block 30 - Lot 5 on the Map of Fishers Island Development Corporation, which said Map was filed
In the Office of the Suffolk County Clerk on September 25,1991 as Map No. A421, said Block 30 - LotS also
being designated on the Suffolk County Tax Map as Dlstr~~ 1000,. Se.ctio~ 003.00, Block 06.00, Lot 003.002.
TOGETHER with all right, title and Interest, If any, of the party of the first part in and to any streets and roads
abuttlng the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part In and to sald premises; TO HAVE AND TO HOLD the premises
hereln granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered In any way wtlatever, axcept as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideratlon for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word .party" shall be construed as If it read .partles. whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land situate, lying and being at Fishers Island,
Town of Southold, County of Suffolk and State of New York, more particularly bounded and
described as follows:
BEGINNING at an iron pipe on the southeasterly line of a road, said iron pipe being
located 4495.71 feet North of a point which is 526.58 feet East of a monument marking the
United States Coast and Geodetic Survey Triangulation Station "NINn, said iron pipe also
being at a point of curve to the left having a radius of 1373.57 feet and the direction of
whose radius at that point is North 51 degrees 14 minutes 48 seconds West; and
RUNNING THENCE northeastwardly along said road line and following the arc of said
curve, 90.45 feet to a point;
THENCE still along said road line North 34 degrees 58 minutes 50 seconds East, 58.81
feet to a point of curve to the right having a radius of 910.27 feet and the direction of
whose radius at that point Is South 55 degrees 01 minute 10 seconds East;
THENCE northeastwardly still along said road line and following the arc of said curve,
112.64 feet to a point, said point being located 4704.28 feet North of a point which is
684.65 feet East of said "NINn monument;
THENCE South 42 degrees 24 minutes 10 seconds East, 318.31 feet to a point;
THENCE South 39 degrees 43 minutes 02 seconds West, 220.63 feet to an iron pipe;
THENCE North 49 degrees 45 mnutes 00 seconds West, 303.63 feet to the iron pipe at
the point of BEGINNING.
