The applicant proposes the alteration of the existing structure increasing the space in the basement level by
1,788 sq. ft. and the mezzanine level by 2,352 sq. ft. on a 32,670 sq. ft. parcel on the sle comer of New
York State Route 25 and Case's Lane known as 27550 Main Road in Cutchogue.
The proposed action has been reviewed to Chapter 95, Waterfront Consistency Review of the Town of
Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based
upon the information provided on the LWRP Consistency Assessment Form submitted to this department
as well as the records available to me, it is my determination that the proposed action is generally
CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP
provided that the following standard best management practices are implemented.
Pursuant to Chapter 268, the Planning Board shall consider this recommendation in preparing its written
determination regarding the consistency of the proposed action.
Policy 5. Protect and improve water quality and supply in the Town ofSouthoJd
To further Policy 5, and protect and improve the water quality and supply in the area, consider the
following:
1. Encourage the use of appropriate grass varieties (e.g.. sun tolerant vs. shade tolerant).
2. Require a three (3) year survival requirement for all planted vegetation.
3. If applicable recommend the use of mulch materials generated by the Town of Southold Compost
Facili1;y" in order to contribute to the replenishment of organic matter in local soils and help reduce the
reliance of fertilizers and herbicides and minimize the reduction of fertilizers and herbicides in the
Town's ground and surface waters.
4. Require native and drought-tolerant plants in landscaping.
5. Recommend low flow toilets to conserve water usage when and if a structure is constructed.
