Located on the sle intersection of Commerce Drive and Corporate Drive also known as 350
Commerce Drive in Cutchogue
SCTM#1000-96-1-1.8 Zone: LI, Light Industrial
This site plan is for construction of a new 7,600 sq. ft. light industrial building divided into eight (8)
separate units with six (6) units equaling 1,000 sq. ft. of area each and two (2) units equaling 800 sq.
ft. of area each, where site plan build out includes 24 parking spaces on a 40,000 sq. ft. vacant parcel
in the LI Zone located approximately 218' slo Corporate Drive on the wlslo Commerce Drive in
Cutchogue. SCTM#: 1000-96-1-1.8.
The proposed action has been reviewed to Chapter 95, Waterfront Consistency Review ofthe
Town of South old Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department as well as the records available to me, it is my determination that
the proposed action is generally CONSISTENT with the Policy Standards and therefore is
CONSISTENT with the L WRP provided that the following standard best management
practices are implemented.
To further the intent of Policy 5 and 5.1 "Prohibit direct or indirect discharges that would
cause or contribute to contravention of water quality standards", Require the following
clauses in the Covenant and Restrictions:
The property is served by public water. The Suffolk County Water Authority has indicated that
water supply to the site is limited and that every effort should be made to limit water usage.
Waste will be disposed of via an existing, functioning on site sanitary waste system. It is
recommended that the Board require the following best management practices.

To further protect ground water quality and conserve water supply to the greatest extent possible
it is recommended that the Planning Board require the following best management practices to
further the conservation of water:
I. Require low flow toilets and fixtures to conserve water usage.
2. Require that surface- water runoff generated from any structures or impervious areas
be retained on-site and disposed of via sub-surface leaching pools (dry-wells).
3. Require that native and drought-tolerant plants be used in landscaping.
In addition, to further the intent of Policy 8.3 "Protect the environment from degradation due
to toxic pollutants and substances hazardous to the environment and public health"
specifically Sub-policies "D and E" outlined below; 1 recommend that the following clauses (4)
also be added to the Covenant and Restrictions.
D. Protect public health, public and private property, and fish and wildlife
from inappropriate use of pesticides.
1. Limit use of pesticides to effectively target actual pest populations_as
indicated through integrated pest management methods.
2. Prevent direct or indirect entry of pesticides into watelWays.
3. Minimize exposure of people, fish, and wildlife to pesticides.
E. Take appropriate action to correct all unregulated releases of substances
hazardous to the environment.
4. Prohibit the application and use of synthetic pesticides and fertilizers capable of
entering the potable water supply.

L WRP CONSISTENCY ASSESSMENT FORM
A. INSTRUCTIONS
1. All applicants for permits* including Town of Southold agencies, shall complete this CCAF for
proposed actions that are subject to the Town of Southold Watemont Consistency Review Law. This
assessment is intended to supplement other information used by a Town of Southold agency in
making a determination of consistency. * Except minor exempt actions including Building Permits
and other ministerial permits not iocated within the Coastal Erosion Hazard Area.
2. Before answering the questions in Section C, the preparer of this form should review the exempt
