DAVID, PRESTON & MARY MEARS AND THOMAS COUSE request a
Wetland Permit to remove the existing wood steps; construct an attached
wood deck and steps onto an existing one-story, one-family dwelling; and
install drywells. Located: 1050 Dean Dr., Cutchogue. SCTM#116-5-12
The proposed action has been reviewed to Chapter 95, Waterfront Consistency
Review of the Town of Southold Town Code and the Local Waterfront
Revitalization Program (LWRP) Policy Standards. Based upon the information
provided on the LWRP Consistency Assessment Form submitted to this
department, as well as the records available to me, it is my recommendation that
the proposed action is generally CONSISTENT with the Policy Standards
and therefore is CONSISTENT with the LWRP with the following conditions:
1. Placement of hay bales during construction.
2. Drywell for the pool backwash and drywells to contain roof runoff.
Pursuant to Chapter 95, the Board of Trustees shall consider this
recommendation in preparing its written determination regarding the consistency
of the proposed action.

I. All applicants for permits* including Town of Southold agencies, shall complete this CCAF for
proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. TIlls
assessment is intended to supplement other information used by a Town of Southold agency in
making a determination of consistency. * Except minor exempt actions including Building Permits
and other ministerial permits not located within the Coastal Erosion Hazard Area.
2. Before answering the questions in Section C, the preparer of this form should
minor action list, policies and explanations of each policy contained in the To
Waterfront Revitalization Program. A ro osed action will be evalua as to its si
beneficial and adverse effects u on the coastal area which includes all of outhold Town .

deck will be constructed in p~ace of existing wood steps and over
lawned areas. All existing natural vegetation will remain undisturbed
and preserved. The project is also consistent with neiqhborinq uses
and is screened frDm public view by the existinq natural veqetated
"dune" areas.
