Located: Oregon Rd., Cutchogue. SCTM# 72-2-2.3 The proposed action has been reviewed to Chapter 95, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is generally CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP with the following conditions: 1. No treated CCA lumber will be used. 2. The bluff area will be revegetated following construction to avoid erosion. Pursuant to Chapter 95, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. This assessment is intended to supplement other information used by a Town of Southold agency in making a determination of consistency. · Except minor exempt actions 'ncluding Building Permits and other ministerial permits not located within the Coastal Erosion azard Area. 2. Before answering the questions in Section C, the preparer ofthi orm should review the exempt minor action list, policies and explanations of each policy co ined in the Town of Southold Local Waterfront Revitalization Program. A proposed action w' be evaluated as to its significant beneficial and adverse effects upon the coastal area (w ch includes all of Southold Town). 3. If any question in Section C on this form is answe a "yes", then the proposed action may affect the achievement of the LWRP policy standards and onditions contained in the consistency review law. Thus, the action should be analyzed in more tail and, if necessary, modified prior to making a determination that it is consistent to the m mum extent practicable with the L WRP policy standards and conditions. Foster a pattern of development in the Town of Southold that enhances community character, preserves open space, makes efficient use of infrastructure, makes beneficial use of a coastal location, and minimizes adverse effects of development. See L WRP Section III - Policies; Page 2 for evaluation criteria. JZ;J Yes D No D Not Applicable Subject proposal is consistent with the policy in that the sitin~ and utilization of the proposed bluff stairway will reflect the ~eneral character of the surroundin~ nei~hborhood, specifically alon~ this section of shoreline of Lon~ Island Sound, in that a substantial amount of properties are also improved with similar shoreline access structures (i.e. stairway). in addition, subject proposal will be harmonious with the ....beneficial use of a coastal location.... ~iven that subject waterfront lot will be enhanced and & improved by providin~ proper shoreline access for the property owner. Minimize loss of life, structures, and natural resources from flooding and erosion.
