GREGERSEN'S KEEP, LLC-LOT 1 requests a Wetland Permit to construct a single-family
dwelling, pervious driveway, deposit 700 cy. of clean fill from an upland source and maintain the
existing wood frame and canvas building within subject property.
GREGERSEN'S KEEP, LLC-LOT 2 requests a Wetland Permit to construct a single-family
dwelling and attached garage, attached terrace off the southeastern corner of subject dwelling, an
attached terrace off the northeastern corner of subject dwelling, gazebo, pervious driveway, and
deposit 1,200 cy. of clean fill from an upland source within subject property. Located: Gull Pond
Lane, Greenport.
The proposed action has been reviewed to Chapter 95, Waterfront Consistency Review of
the Town of South old Town Code and the Local Waterfront Revitalization Program
(L WRP) Policy Standards. Based upon the information provided on the L WRP
Consistency Assessment Form submitted to this department, as well as the records
available to me, it is my recommendation that the proposed action is generally
CONSISTENT with the Policy Standards and therefore is CONSISTENT with the
LWRP.
Pursuant to Chapter 95, the Board of Trustees shall consider this recommendation in
preparing its written determination regarding the consistency of the proposed action.

making a determination of consistency. *Except minor exempt actions including Building Permits
and other ministerial permits not located within the Coastal Erosion Hazard Area.

Before answering the questions in Section C, the preparer of this form should review the exempt
minor action list, policies and explanations of each policy contained in the Town of Southold Local
Waterfront Revitalization Progrllllh. A proposed aetion will beevaIuated as to its significant
beneficial and adverse effects upon the coastal area (which includes all of SouthoId Town).
3. If any question in Section C on this form is answered "yes", then the proposedaetion may affect the
achievement of the LWRP policy standards and conditions contained in the consistency review-law.
Thus, the action should be analyzed in more detail and, if necessary, modified prior to making a
determination that it is consistent to the maximum extent practicable with the L WRP policy
standards and conditions. If an action cannot be certified as consistent with the L WRP policy
standards and conditions, it shall not be undertaken.

DEVELOPED COAST POLICY
Policy 1. Foster a pattern of development in the Town of Southold that enhances community character,
preserves open space, makes efficient use of infrastructure, makes beneficial use ofa eoastallocation, and
minimizes adverse effects of development. See L WRP Section III - Policies; Page 2 for evaluation
criteria.

As indicated within Policy 1. "Development that does not reinforce the traditional land use pattern of the Town of
Southo/d would result in a loss of the community and landscape character of Southo/d.". this project is a proposal to
improve upon a vacant lot situated in a neiRhborhood consistinR primarily of similarly-sized sinRle-family dwellinRs
within similarly-sized properties. The proposal, as desiRned, will not result in adverse effects to the surroundinR
environment in that the project has been desiRned in such a way as to maximize all reQuired reRulatorv setbacks
associated with improvinR on a lot situated in proximity to the surface waters situated contiRuous to subiect property.
In addition, the surroundinR neiRhborhood is comprised of older residential dwellings which have existed
harmoniously within this area for years and have not resulted in any form of adverse effects to the surroundinR
environment. AccordinRly, we believe that this project is consistent with this policy.

Subiect proposal will not adversely impact the visual Quality of the surrounding area in that the surrounding area is
currently comprised of properties improved with single-family dwellings of similar. if not larger, size. Scenic
resources. assumedly views of Gull Pond Inlet to the east, are not at risk due to the minor size of the proposed
dwelling with respect to the scenic vista offered by the current condition of subject properly (i.e. primarily lawn)
Furthermore, this policy could not preclude the legal creation of this property as a building lot.
