This proposal is to remove 40 linear feet of existing bulkhead replace with 62 linear feet new
bulkhead w/C loc vinyl and replace existing dock with a 4'x20' catwalk and 6'x20' float and
3'xI5' ramp in Corey Creek in Southold. Corey Creek is a listed New York State Significant
Fish and Wildlife Habitat, a listed Critical Environmental Area and a Peconic Estuary
Program Critical Natural Resource Area. The action is located within REACH 7 in the R-40
zoning district.
The replacement of the dock is not in-kind. Note: The property to the south of the subject
parcel is a single and separate lot (SCTM 1000-87-3-65) listed within the Town GIS system
as PRSP (private subdivisiou park) the applicant should prove that the use is permitted ou
the parcel and has permission for such a use. The dock proposes CCA piles. The
remaining materials have not been identified.
The proposed action has been reviewed to Chapter 95, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (L WRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, as well as the records available to me, it is my recommendation
that the proposed action is INCONSISTENT with Policy Standards 3.1 (J), 5.1 (B3), 5.3,
6.2, 6.3 (A, B3, C2 and C3), 8.3 (A, B) and 9.3 (A and E) therefore is INCONSISTENT with
the LWRP.
Please consider conditions on any approvals that would make the proposed action further
consistent with the above listed Policy Standards or advise the applicant of the necessary
amendments to the proposed action to achieve greater consistency to the greatest extent practical.
Pursuant to Chapter 95, the Board of Trustees shall consider this recommendation in preparing
its written determination regarding the consistency of the proposed action.

L WRP CONSISTENCY ASSESSMENT FORM
A. INSTRUCTIONS

1. All applicants for permits* including Town of Southold agencies; shall complete this CCAF for
proposed actions that are subject to the Town.ofSouthold Waterfront'Coosistency Review Law. This
assessment is intended to supplement other information used by a Town of Southold agency in
making a determination of consistency. *Except minor exempt actions including Building Permits
and other ministerial permits not located within the Coastal Erosion Hazard Area.
2. Before answering the questions in Section C, the preparer of this form should review the exempt
minor action list, policies and explanations of each policy contained in the Town of Southold Local
Waterfront Revitalization Program. A proposed action will be evaluated as to its significant
beneficial and adverse effects upon the coastal area (which includes all of South old Town).
3. If any question in Section C on this form is answered "yes", then the proposcd action may affect the
achievement of the LWRP policy standards and conditions contained in the consistency review law.
Thus, the action should be analyzed in more detail and, if necessary, modified Plior to making a
determination that it is consistent to the maximum extent practicable with thc LWRP policy
standards and conditions. If an action carmot be certified as consistent with the L WRP policy
standards and conditions, it shall not bc undertaken.
A copy of the LWRP is available in the following places: online at the Town of South old's website
(southoldtown.northfork.net), the Board of Trustees Office, the Planning Department, all local
libraries and the Town Clerk's office.
