Located: 10335 Nassau Point Rd., Cutchogue. SCTM#1l9-1-14.1 &14.2 The proposed action has been reviewed to Chapter 95, Waterfront Consistency Review of the Town of South old Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department as well as the records available to me, it is my recommendation that the proposed action is generally CONSISTENT with the Policy Standards and therefore is CONSISTENT with the L WRP. A proposed action will be evaluated as to its significant beneficial and adverse effects upon the coastal area (which includes all of South old Town). 3. Foster a pattern of development in the Town of Southold that enhances community character, preserves open space, makes efficient use of infrastructure, makes beneficial use of a coastal location, and minimizes adverse effects of development. See L WRP Section III - Policies; Page 2 for evaluation criteria. ~ Yes 0 No 0 Not Applicable Subiect proposal is consistent with the policy in that the siting and utilization of the improved erosion-control facilities (i.e. reconstructed bulkheadinglrock armoring) will maintain the character of the surrounding neighborhood, which currently consists of many similarly-improved lots with similar accessory structures (i.e. existing bulkheading to the north of subject property, on either side of Nassau Point). In addition, subject proposal will be in harmony with the "...beneficia/ use of a coastal/ocation..." in that subject waterfront lot will be enhanced & improved by the upgrading of the existing bulkheading and the inclusion of the proposed rock armro in order to control the erosion along the eastern shoreline of said property. Accordingly, we believe that this project is consistent with this policy. Attach additional sheets if necessary Policy 2. Protect and preserve historic and archaeological resources of the Town of Soutbold. Scenic resources, assumedly views of Little Peconic Bay, are not at risk due to the proposed bulkheadinl\ to replace the existinl\ timber bulkheadinl\ that has been in place within this property for years without nel\atively impactinl\ upon the scenic resources of this section of waterfront. The existing timber-sheathed bulkhead (840 linear feet +) will be replaced" in-place' with a proposed vinyl-sheathed bulkhead (840 linear feet +), comprising of the following: (1) "C-LOC' 9900 Vinyl Sheathing: 16' - IS' Long; (2) Timber Pilings: 12" <I> x 20' Long x 6' on-center (3) Timber Top Cap: 2" x IS"; (4) Timber Stringer (3 sets): 6" x S"; (5) Timber Clamp (3 sets): 4" x 6"; (6) Tie-Rod: 1" <I> x 16' Long; (7) Backing Piling: 9" - 10" <I> x 10' Long x 6' on-center; and (s) Horizontal Deadman: 12" <1>.
