En-Consultants, Inc. on behalf of DOROTHY DICKERSON PETERS requests a Wetland Permit to
construct a two-story, one-family dwelling with attached garage, deck, and steps; install a drainage
system of drywells; and establish a 50' non-disturbance/non-fertilization buffer adjacent to the wetlands
boundary. Located: 2280 Deep Hole Dr., Mattituck. SCTM#123-4-6
The proposed action has been reviewed to Chapter 95, Waterfront Consistency Review of the Town of
Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based
upon the information provided on the L WRP Consistency Assessment Form submitted to this department,
as well as the records available to me, it is my recommendation that the proposed action is
INCONSISTENT with the denoted following Policy Standards and therefore is INCONSISTENT
with the LWRP.
Policy 6
Protect and restore the quality and function of the Town of Southold ecosystem.
6.3 Protect and restore tidal and freshwater wetlands.
A. Comply with statutory and regulatmy requirements of the Southold Town Board of Trustees
laws and regulations for all Andros Patent and other lands under their jurisdiction
1. Comply with Trustee regulations and recommendations as set forth in Trustee
permit conditions.
The proposed residence from a freshwater wetland is proposed at 75 feet: a minimum separation
distance of 100' is required pursuant to Chapter 97. Please reQnire that the applicant amend the
application to meet the above policy.
Pursuant to Chapter 95, the Board of Trustees shall consider this recommendation in preparing its written
determination regarding the consistency of the proposed action.

2. Before answering the questions in Section C, the preparer of this form should eview the exempt
minor action list, policies and explanations of each policy contained in the To of Southold Local

The establishment of a permanent wetlands buffer area will serve to pro-
tect ecological quality through the retention and maintenance of indigenous
plants and their associated natural ecological community. Potential impacts
on ecological quality due to development will be reduced and mitigated in
the short term b erection of a ro'ect-limitin fence and haybales during
construction and in the long term through esta ~s ent 0 a we an s
buffer; installation of a property sanitary system: installation of a
'drainage system to recharge runoff and use of pervious driveway materials.
