Located: 2000 Sound Dr., Greenport. SCTM#33-1-18 The proposed action has been reviewed to Chapter 95, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (L WRP) Policy Standards. Based upon the information provided on the L WRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is generally CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP with the following conditions: 1. Require water quality protection measures for areas generating runoff (gutters, downspouts, dry wells and pervious driveways. Pursuant to Chapter 95, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. This assessment is intended to supplement other information used by a Town of Southold agency in making a determination of consistency. *Except minor exempt actions including Building Permits and other ministerial permits not located within the Coastal Erosion Hazard Area. L WRP CONSISTENCY ASSESSMENT FORM A. INSTRUCTIONS (Manos 1000-033-01-18) 2. Before answering the questions in Section C, the preparer of this form should review the exempt minor action list, policies and explanations of each policy contained in the Town of South old Local Waterfront Revitalization Program. A proposed action will be evaluated as to its significant beneficial and adverse effects upon the coastal area (which includes all of South old Town). "AR 2 c 0",00 IVI. -.I l.l..nJ';) 3. If any question in Section C on this form is answered "yes", then the proposed action may affect the achievement of the L WRP policy standards and conditions contained in the consistency review law. Thus, the action should be analyzed in more detail and, if necessary, modified prior to making a determination that it is consistent to the maximum extent practicable with the L WRP policy standards and conditions. If an action cannot be certified as consistent with the L WRP policy standards and conditions, it shall not be undertaken. A copy of the L WRP is available in the following places: online at the Town of South old's website (southoldtown.northfork.net), the Board of Trustees Office, the Planning Department, all local libraries and the Town Clerk's office. Building Permit issued 10/6/05 however, during construction foundation and footings found to be structurally unsound and existing house was demolished. Zoning Board requested review of application because original appeal was to renovate and add to existing residence not demolish. Trustees jurisdiction changed and to avoid delay application to Trustees submitted herein. Owner will agree to adding drywells and haybales. Foster a pattern of development in the Town of Southold that enhances community character, preserves open space, makes efficient use of infrastructure, makes beneficial use of a coastal location, and minimizes dverse effects of development. Located more than 160 feet from Tie Line on Long Island Sound and property contains two bluffs. A new sanitary system is proposed which also conforms to current environmental standards. The new sanitary is located away from the Long Island Sound. A building permit was previously granted for additions and alterations to existing residence. The foundation was structurally unsound and the house could not be saved. The new construction is no closer than adjacent developed properties. Attach additional sheets if necessary Policy 5. Protect and improve water quality and supply in the Town of Southold.
