The Planning Board has referred the applicant to the Building Department/Zoning Board of Appeals, based upon the following: The parcels are located in the R-40 Zoning District. Currently both lots are pre-existing non-conforming where, Parcel 1 equals 34,570.78 sq. ft. and Parcel 2 equals 35,169.09 sq ft. Following the proposed lot line change, Parcel 1 would equal 33,960.14 sq. ft. and the Parcel 2 would equal 35,779.73 sq. ft. Consequently, as proposed, the two currently nonconforming lots would become more non-conforming. 2. Note that the deeds for parcels 111-13-3 & 111-13-1 do not match the survey.
