I(.,;J.~ ~~T[ON RICHARD FEVOLA, residing at 2200 Broadwaters Road, Cutchogue, NewMY~k 11935 party of the firse part and IRA NAGEL and ROSEY~HETTA, his Wife, both residing at 80 First Avenue, Apt. 12B, New York, New York 10009 parties of the second part, WITNESSETH, that the party of the first part in consideration of TEN ($10.001 DOLLARS and other good and valuable consideration paid by the parties of the second part does hereby grant and release unto the parties of the second part, the heirs or successors and assigns of the parties of the second part forever, ALL that certain plot, piece or parcel of .1and, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, at Cutchogue, County of Suffolk and State of New York, being known part of lots 265 and 266, on a certain map entitled, nMap of Nassau Point Amended Map An, filed in the Office of the Clerk of the County of Suffolk on 08/16/22 as Map No. 156, said parts of lots being bounded and described as follows: BEGINNING at a point on the westerly side of Broadwaters Road, said point being distant 110 feet southerly from the end of a curve connecting the southerly side of Crabbers Road and the westerly side of Broadwaters Road; THENCE from said point of 8eginning, along the westerly side of Broadwaters Road, South 02 degrees 26 minutes 11 seconds West, 60 feet to a point and land now or formerly of Edna Richards; THENCE along said lands thru Lot 266, North 72 degrees 36 minutes 40 seconds West, 442.34 feet to Broadwaters Cove; THENCE along Broadwaters Cove, North 66 degrees 48 minutes 26 seconds East, 43.62 feet and North 60 degrees 56 minutes 28 seconds East, 43.62 feet to a point and land now or formerly of Meinke; THENCE along said lands thru Lot 265, south 72 degrees 17 minutes 30 seconds East, 363.68 feet to the westerly side of Broadwaters Road at the point or place of BEGINNING. SUBJECT TO an easement over a strip of land extending 15 feet in width along and above high water mark, which shall form part of a common roadway for the benefit of all persons owning lands on said Nassau Point. Said premises also known as 2200 Broad_ters Road, CUtchogue, New York 11935 and as District 1000, Section 104.00, Block 09.00, Lot 014.000 on the Land and Tax Map of Suffolk County. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
