Selleck, residing at 255 Broadwaters Road, Cutchogue, N.Y. 11935 Party of the First Part, and Craig Cantelmo and Annie Cantelmo, his wife, both residing at 101 Woodchuck Lane, Wading River, N.Y. 11792 Party of the Second Part, WITNESSETH That the Party of the First part, in consideration of Ten Dollars and other valuable consideration paid by the Party of the Second Part, the said Party of the First Part Does hereby grant and release unto the Party of the Second Part, the heirs or successors and assigns of the Party of the Second Part forever, All that certain lot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being at Nassau Point or Little Hog Neck in the Town of Southold, County of Suffolk, and State of New York, known and designated as Lot No. 191 on a certain map entitled "Amended Map A of Nassau Club Point Properties, Inc. situate in the Town of Southold, Long Island, N.Y.", surveyed June 28, 1922 by Otto W. Van Tyul, C.E. and Surveyor, Greenport, N.Y. and filed in the Office of the Clerk of the County of Suffolk August 16, 1922, File Number 156, which said lot is more particularly bounded and described as follows: Beginning Broadwaters said Map; at a monument set in the southwesterly line of Road at the northeasterly corner of Lot 190 as shown on Thence running southeasterly along the arc of a curve bearing to the left along said southwesterly line of Broadwaters Road, a distance along said arc of 109 feetfto a concrete monument at the northwest corner of Lot 192 as shown on said Map, said last mentioned curve being subtended by tie line of a chord bearing south 46 pegrees 57 minutes 40 seconds east a length of 108.11 feet; Thence running south 18 degrees 29 minutes 50 seconds westerly along the division line between said lots 191 and 192, a distance of 305.04 feet to a monument; 1 Thence running north 66 degrees 48 minutes 10 seconds west along the division line between said lots 191 and 202 as laid out on said map a distance of 105 feet to a monument; Thence running north 19 degrees 33 minutes 20 seconds east along the division line between said lots 19~ and 191, a distance of 341.41 feet to the monument on the southwesterly line of Broadwaters Road, at the point or place of Beginning. Being and intended to be the same Premises: Designated on the Tax Map of the County of Suffolk as District 1000 Section 104.00 Block 12.00 Lot 007.00 Commonly known as 950 Broadwaters Road, Cutchogue, N.Y. Described in the deed from Elisa R. Barker to Michael K. Selleck and Richard Nabhan, as Joint Tenants With Right of Survivorship, dated December 21, 1990, and recorded in the Office of the Clerk of the County of Suffolk January 3, 1991 in Liber 11199, Page 45. THE PARTY OF THE FIRST PART HEREIN IS THE SAME PERSON NAMED AND DESCRIBED AS ONE OF THE GRANTEES IN SAID LAST MENTIONED DEED, AND IS THE SURVIVING CO-TENANT OF THE JOINT TENANCY CREATED BY SAID DEED, THE SAID RICHARD NABHAN HAVING DIED MAY 22, 1993 (AND PROCEEDINGS IN HIS ESTATE HAVING BEEN HAD IN SURROGATES COURT OF THE COUNTY OF SUFFOLK UNDER FILE NO. 1423/1993). TOGETHER WITH all right, title and interest, if any, of the Party of the First Part, in and to any streets or roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and also all the estate and rights of the Party of the First Part in and to said Premises. SUBJECT to covenants, restrictions and easements of record, if any. TO HAVE AND TO HOLD the premises herein granted unto the Party of the Second Part, the heirs or successors and assigns of the Party of the Second Part forever. AND the Party of the First Part covenants that the Party of the First Part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. 2 AND the Party of the First Part, in compliance with section 13 of the Lien Law covenants that the Party of the First Part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read parties whenever the sense of this indenture so requires.
