Gould; . THENCE along said last mentioned land the following three (3) courses and distances: 1) South 11" 23' 40" East 2) South 57" 21' 20" West 3) South 780 36' 20" West formerly of Widmayer; THENCE along s.id last mentioned land, North 110 23' 40" West 185.12 feet to a monument on the easterly line of Old Cove Road; THENCE along an irregular curve on the easterly line of said Old Cove Road on a tie line, North 31" 14' East 33.81 feet to the monument at the point or place of BEGINNING. 175.0 96.57 110.0 feet; feet; and feet to land now or SUBJECT to any state of facts as an accurate survey would show. SUBJECT to any covenants, easements, conditions and restrictions of record. Being the same premises conveyed to Daniel Harris and Esther Harris, his wife, as to an undivided one-halE interest, as tenents by the entirety, and Maury S. Harris, as to the remaining undivided one-half interest, by Deed from Char Al Development, dated November 20, 1987 and recorded in the Suffolk County Clerk's Office on November 25, 1987 in Deed Book 10479, Page 181. TOGETHBR with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part, in compliance with Section ~3 of the Lien Law, hereby covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
