THIS INDENTURE, made the 6TH DAY OF NOVEMBER, 2001
BETWEEN IZAK SPERLING, residing at 5 Oak Trail Road, Englewood, New Jersey 07631,
party of the first part, and
IZABELLA SPERLING, residing at 5 Oak Trail Road, Englewood, New Jersey 07631,
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being in Mattituck, Town of South old, County of Suffolk and State of New York, known and designated as
Lot No.7 on a certain map entitled "Captain Kidd Estates", filed in the Office of the Clerk of the County of
Suffolk on January 19, 1949 as Map #1672. Said plot is also bounded and described as follows:
BEGINNING at a point on the Southeasterly side of Sound Beach Drive which point is distant the following
three courses and distances from the extreme westerly end of the arc connecting the southeasterly side of Sound
Beach Drive and the southwesterly side ofInlet Drive;
I. SOUTH 52 degrees 00 minutes West 451.22 feet;
2. SOUTH 36 degrees 00 minutes West 208.06 feet;
3. SOUTH 57 degrees 30 minutes West 496.84 feet; running
THENCE from said point of beginning South 35 degrees 39 minutes 40 seconds East a distance of359.34 feet to
the northwest side of Summit Drive;
THENCE along the northwesterly side of Summit Drive on the arc of a curve bearing to the left having a radius
of260.00 feet, a distance of 110.85 feet;
THENCE North 34 degrees 15 minutes 40 seconds West 398.76 feet to the southeasterly side of Sound Beach
Drive;
THENCE along the southeasterly side of Sound Beach Drive North 57 degrees 30 minutes 00 seconds East
95.00 feet to the point or place of BEGINNING.
Being the same premises conveyed to the Grantor herein by deed dated 2/7/2001 and recorded 2/26/2001 in
Liber DOOO 121 04, Page 292 in the SUFFOLK County Clerks Office.

AND the party oflhe first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total oflhe same for any other
purpose.
The word "party" shall be construed as ifit read "parties" whenever the sense of this indenture so requires.
