ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, in
the Town of Southold, County of Suffolk ,md State of New York, known and described
as Lot No. 37 on a certain map entitled, "Captain Kidd Estates" and flied in the Office
of the Clerk of the County of Suffolk on January 19, 1949 as Map No. 1672 and which
lot is more particularly bounded and described as follows:
BEGINNING at a point on the northwesterly side of South Beach Drive, where the
same is intersected by the dividing line between Lots 36 and 37 on said map;
RUNN]NG thence North 380 00' 00" West along said dividing line between Lots 36 and
37, 136.75 feet to the bulkhead along Long Island Sound;
THENCE North 540 16' 20" East along said bulkhead line, 50.04 feet to the dividing
line between Lots 37 and 38 on said map;
THENCE South 380 00' 00" East along said dividing line between Lots 37 and 38 on
said map, ]3958 feet to the northwesterly side of Sound Beach Drive; and
