will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be

PARCEL I
ALL that certain tract, piece or parcel of land, being a part of the
land formerly owned by John Hallock situate, lying and being at Laurel,
in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the westerly line ofland of the parties of
the first part 361 feet southerly along said line from the southerly line of
Peconic Bay Boulevard and adjoining land now or formerly of Bacchus,
running thence easterly on a line at right angles to the last described
westerly line of land of the parties of the first part 75 feet to the westerly
line of a right of way, running thence south and along the westerly line of
said right of way S 16046' East 124.75 feet to a point, running thence S
3400' West 96.83 feet to a point, running thence Northerly 16046' West
along the westerly line ofland of the parties of the first part 186 feet to
the point or place of beginning.
SUBJECT to covenants, restrictions, reservations and easements of
record affecting said property, if any.
SUBJECT to Zoning Ordinances of the Town of Southold.
TOGETHER with, and as appurtenant to the premises hereinbefore
conveyed to the party of the second part, the full and free right in
common with the parties of the first part and the heirs or assigns of the

Bay Boulevard and Great Peconic Bay; but the right of ingress and egress

small boats; provided, however, that the parties of the first part shall be
under no obligation or duty to main or repair the land or property over
which said right of way is hereby given.

northeasterly corner of land now or formerly of Bacchus; running thence
S. 500 0' East 14.43 feet, thence on a curve to the right whose radius is
82.83 feet to a distance of 48.04 feet, thence S. 160 46' East 463.37 feet,
thence S. 340 0' West 96.83 feet to the westerly line of land of the parties
of the first part where the same adjoins land now or formerly of Bacchus,
running thence S. 16046' East along the westerly line of land of the
parties of the first part to Great Peconic Bay, running thence
northeasterly along Great Peconic Bay to the easterly line of land of the
sellers and the westerly line of land now or formerly of Samuel D. Piquet,
running, thence N. 16046' West along the easterly line of land of the
parties of the first part to a point distant 520 feet from the southerly side
of Peconic Bay Boulevard as measured along said last mentioned course

The westerly one-half of the following described piece or parcel of
land lying south of the easterly projection of the northerly line of the land
hereinbefore described and designated as Parcell; which land is
bounded and described as follows:

being at Laurel, in the Town of Southold, County of Suffolk and State of
New York, and bounded and described as follows:

West along the southerly side of Peconic Bay Boulevard 16 feet to the
point or place of beginning.
Subject to easements and rights of way of record affecting said
premises.
Subject to the rights of the parties of the first part, their
successors and assigns at all times hereafter to enter upon the last
described premises for the purpose of ingress to and egress from Peconic
Bay Boulevard and Great Peconic Bay, together with the right to use so
much of said premises as consists of beach land for the purpose of
bathing, sun bathing and for the purpose of embarking in and
disembarking from small boats, provided, however, that said rights
herein reserved shall be deemed appurtenant only to the lands now
owned by the parties of the first part immediately adjacent to the last
described premises.
Subject also to the condition that the last described premises shall
never be used for any purpose except ingress to and egress from Peconic
Bay Boulevard and Great Peconic Bay except that portion thereof which
consists of beach land which is never to be used for any purpose except
bathing, sun bathing, and for the purpose of embarking in and
disembarking from small boats; and upon the further condition that
such right of ingress and egress and such right to the use of said beach
land shall only be assigned, transferred or conveyed by the party of the
second part to the owners of land herein first described, and designated
as Parcel 1 together with the appurtenances and all the state and rights
of the parties of the first part in and to said premises.
