party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected. situate, lying and
being ilMliot at Cutchogue, Town of Southold, County of Suffolk and State of New
York, being bounded and described as follows:
G\l BEGINNING at a point distant the following courses and distances from
the northwesterly side of Main Road (N.Y.S. Route 25) at the easterly
corner of land of the Cutchogue Methodist Church; said point also being the
southeasterly corner of the lot about to be described: (1) North 420 27'
10" West, 334.10 feet; (2) South 480 08' 50" West, 35.00 feet to the true
point or place of beginning; running thence South 480 08' 50" West, 15.00
feet to land now or formerly of the Cutchogue Cemetery Association, Inc.;
thence along said land the following two (2) courses and distances:
(1) North 420 44' 00" West, 1393.13 feet; (2) North 430 13' 20" West,
288.36 feet to a point; thence through land now or formerly of John G.
Scott, III and Sandra J. Scott the following three (3) courses and
distances: (1) North 460 47' 50" East, 15.00 feet; (2) South 430 13' 20"
East, 288.42 feet; (3) South 420 44' 00" East, 1393.42 feet to the point or
place of BEGINNING.
BEING AND INTENDED TO BE part of the same premises conveyed to the
party of the first part by deed dated September 12, 1973 and recorded in
the Suffolk County Clerk's Office on September 25, 1973 in Liber 7497 Page
102.
TOGETHER with all right, title and interest, if any. of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the pa'rty of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
