valuable consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Cutchogue, Town of Southold, countl' of Suffolk and State of New York,
being bounded and described as follows:
BEGINNING at a point on the northwesterly side of Main Road (N.Y.S Route 25) at the southeasterly corner
of land now or formerly of Herbert; from said point of beginning running along said land now or formerly of
Herbert, the following two (2) courses and distances:
1. North 42 degrees 15 minutes 10 seconds West 220.00 feet to a point;
and
2. South 47 degrees 44 minutes 50 seconds West 98.48 feet to land now or formerly of Boyd;
RUNNING THENCE along said land now or formerly of Boyd the following two (2) courses and distances:
1. North 46 degrees 35 minutes 40 seconds West 17.80 feet; and
2. South 36 degrees 58 minutes 20 seconds West 160.87 feet to land now or formerly of Edson;
RUNNING THENCE along said land now or formerly of Edson North 42 degrees 02 minutes 10 seconds West
1827.96 feet to land now or formerly of Doroski;
RUNNING THENCE along said land now or formerly of Doroski North 46 degrees 47 minutes 50 seconds East
414.00 feet to land of John G. Scott, III and Sandra J. Scott;
RUNNING THENCE along said land of John G. Scott, III and Sandra J. Scott, the following two (2) courses
and distances:
1. South 43 degrees 13 minutes 20 seconds East 288.42 feet;
2. South 42 degrees 44 minutes 00 seconds East 1393.42 feet to land of Cutchogue Methodist
Church;
RUNNING THENCE along said land of Cutchogue Methodist Church the following two (2) courses and
distances:
1. South 48 degrees 08 minutes 50 seconds West 130.00 feet to a point;
and
2. South 42 degrees 15 minutes 10 seconds East 352.86 feet to the northwesterly side of Main Road
(NYS. Route 25);
RUNNING THENCE along the northwesterly side of Main Road (NYS. Route 25) South 37 degrees 32
minutes West 50.30 feet to the point or place of BEGINNING.
This conveyance is made pursuant to Lot Line Change approval of the Southold Town Planning Board dated
June 13, 2000 and is intended to describe the entire property owned by the parties subsequent to the lot line
change.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires. '
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
