THIS INDENTURE, made the 8th day of May, 2002,

party of the first part, and
lllOmas A. Fucile and Rosa D. Fucile, "as tenants by the entirety" of2555 Youngs Avenue, Unit
15A, Southold, New York 11971
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and No Cents
($10.00), lawful money of the United States, paid by the party of the second part, does hereby
grant and release unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon
erected, situate, lying and being in the
Town of Southold, County of Suffolk, and State of New York, known and designated as and by
Lot lOon a certain map entitled, "Map of Crown Land Lane" filed in Suffolk County Clerk's
Office on August 27, 1975 on Map No. 6289 bounded and described as follows:
BEGINNING at a point on the Easterly side of Crown Land Lane distant 185.00 feet Northerly
from the corner formed by the intersection of the Northerly side of Spur Road;
RUNNING THENCE Easterly along Crown Land Lane, said point of BEGINNING being where
the division line between Lot 10 and II Intersects the Easterly side of Crown Land Lane;
THENCE from said point of BEGINNING along the Easterly side of Crown Land Lane the
following two courses and distances:
1. North 52 degrees 51 minutes 40 seconds West 74.59 feet;
2. North 47 degrees 26 minutes 10 seconds West 101.25 feet to a point;
THENCE along the division line between Lot 10 and 9 North 42 degrees 33 minutes 50 seconds
East 238.15 feet to a point;
THENCE along land now or formerly of Map of Highland Estates South 48 degrees 12 minutes
20 seconds East 175,89 feet to a point;
THENCE along the division line between Lot 10 and II South 42 degrees 33 minutes 50 seconds
West 233.43 feet to a point on the Easterly side of Crown Land Lane, the point or place of
BEGINNING,
Being and intended to be the same premises conveyed to the Grantor(s) by deed made by Daniel
Jeran and recorded January 26, 2000, in Liber 12016 cp 99,
TOGETHER with all right, title and interest, if any, of the party of tile first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights ofthe party of the first part
in and to said premises,
TO HA VE AND TO HOLD tile premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the sanle first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose,
The word "party" shall be construed as ifit read "parties" whenever the sense Oftllis
indenture so requires,
