to high water mark of Town Creek and covering a portion of'lots 120 and 119 as
laid down on said map.

ALL that certain plot, piece or parcel of land, situate~ lying and being in the
Town of Southold, County of Suffolk and State of Sew York, and known and
designated on a certain map entitled, "Subdivision ~ap of Founders Estates,
situate at Southold, Suffolk County, N.Y.". Otto ~. Van Tuyl, Engineer and Sur-
veyor, and filed in the Office of the Clerk of the County of Suffolk on ~ay 10,
1927 as Hap No. 834, as part of lot number 119 and a part of lot number 120 on
said map, being more particularly described as follows: BEGINNING at a stake
set on the westerly line of Hobart Road as shown on said map, at a point 11.78
feet southerly along said line from the northeasterly corner of the said lot num-
ber 120, and being the northeasterly corner of land now or formerly of Frederick
W. Teves; running thence along 'said land now or formerly of Teves, two courses
(1) South 42° 24' 40" ~est 1~6.77 feet to a stake; thence (2) South 38° 31' 20"
~est 25 feet, more or less, to ordinarly high water mark of Town Creek about 3
feet, thence northwesterly along said ordinary high water mark of Town Creek
about 3 feet, thence on a line parallel to said northerly line of land now or
formerly of Teves, and at all points Jistant 4.0 feet northerly therefrom two
courses: (1) North' 38° 31~ 20" East 25 feet, more or less, thence (2) ~orth 42°
24' 40" East 177.21 feet to said westerly lihe of Hobart Road; thence along said
