repair/reconstruct the existing shed and deck, in-kind, as needed, and electricity provided to the
shed. Located: 9205 Skunk Lane, Cutchogue. SCTM#104-3-l6.l
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of South old Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the L WRP Consistency Assessment Form
submitted to this department, as well as the records available to me, it is my recommendation
that the proposed action is generally CONSISTENT with the Policy Standards and
therefore is CONSISTENT with the LWRP provided that the following standard best
management practices are implemented.
1. Require water quality protection measures for areas generating runoff (gutters,
downspouts, dry wells)
2. Maintain the existing maritime vegetation while locatiug the shed as far
landward of the wetland as possible.
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in
preparing its written determination regarding the consistency of the proposed action.

Project Description
Applicant proposes to relocate and repair/reconstruct and existing shed and deck located at 9205 Skunk
lane in Cutchogue. Existing 17.4' x 8.1' shed and "l" shaped deck is located within tidal wetlands on the
beach of the subject property, and was damaged during the April 2007 nor'easter.
Shed will be relocated to the upland, developed portion of the parcel, 75 landward of tidal wetlands.
Shed is proposed to be repaired/reconstructed in kind as needed, and electricity will be provided to the
shed.

LWRP CONSISTENCY ASSESSMENT FORM
A. INSTRUCTIONS
I. All applicants for permits* including Town of Southold agencies, shall complete this CCAF for
proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This
assessment is intended to supplement other information used by a Town of Southold agency in
making a determination of consistency. *Except minor exempt actions including Building Permits
and other ministerial permits not located within the Coastal Erosion Hazard Area.
2. Before answering the questions in Section C, the preparer of this form should review the exempt
minor action list, policies and explanations of each policy contained in the Town of Southold Local
Waterfront Revitalization Program. A proposed action will be evaluated as to its significant
beneficial and adverse effects upon the coastal area (which includes all of Southold Town).
3. If any question in Section C on this form is answered "yes", then the proposed action may affect the
achievement of the L WRP policy standards and conditions contained in the consistency review law.
Thus, the action should be analyzed in more detail and, if necessary, modified prior to making a
determination that it is consistent to the maximum extent practicable with the L WRP policy
standards and conditions. If an action cannot be certified as consistent with the L WRP policy
standards and conditions, it shall not be undertaken.
A copy of the LWRP is available in the following places: online at the Town of Southold's
website (southoldtown.northfork.net), the Board of Trustees Office, the Planning Department, all
local libraries and the Town Clerk's office.

Project Description
Applicant proposes to relocate and repair/reconstruct and existing shed and deck located at 9205 Skunk
lane in Cutchogue. Existing 17.4' x 8.1' shed and "l" shaped deck is located within tidal wetlands on the
beach ofthe subject property, and was damaged during the April 2007 nor'easter.
Shed will be relocated to the upland, developed portion of the parcel, 75 landward of tidal wetlands.
Shed is proposed to be repaired/reconstructed in kind as needed, and electricity will be provided to the
shed.

Dear Mr. Krupski:
The recent nor'easter has relocated and damaged the existing shed structure shown on the
attached sketch. I have enclosed photos of the shed prior to and following storm damage.
The owner would like to pursue reconstructing the shed, as it is currently unsafe and
unusable. However, given its sensitive location on this site, I would like to get your
recommendation prior to filing an application. Can the shed be reconstructed in place, or
will the Trustees require that it be moved upland?
Your prompt response is greatly appreciated, as the owner would like to move forward on
this as soon as possible. Thank you.
